At Green Valley Ranch, first-time buyers can reach for a larger new home with more features; light lunch today

There’s nothing less than a boom going on right now in Green Valley Ranch…26 new Oakwood homes sold since Jan. 1st. In this market, that’s a huge number…but the real surprise is how many of those buyers, most of them young, starting out, are reaching for larger homes with more space than first-timers could reasonably expect to buy.

That was what Anthony Schumacher and Alix Thompson signed on for Wednesday (three homes sold that day). With a 2-month-old at home, he’s a tech for an energy company…she’s just graduated as a certified nurse’s assistant…and the what they’re buying is Oakwood’s newest Carson Series plan–the “Fairview,” three bedrooms, 2-1/2 baths, a bonus room and some finished basement space…almost 2,000 feet finished.
You can preview that plan today at the Carson/New Beginnings model center, east of Tower on Green Valley Ranch Boulevard, where Oakwood will have a light lunch out today (noon-2). Their Fairview will have basement space included for a media room…and a ‘Spa Bath’ in the master with designer tub and separate shower with seamless glass door and rain head. That upgrade is a ‘Buyer Bundle’ freebie: Right now, buyers choose three options at no cost, from a list including landscaping, window coverings, even closing costs.

The Fairview’s base price is $189,700. At today’s rates, that puts the couple in a monthly payment range just a little more than the $1,200 they’re at now renting an older house. As first-timers, they’re on track for a federal tax credit on homes that close by June 30. Oakwood still has other homes that can make that deadline…you could be eligible even if you’ve owned a home or condo before. And with no HOA dues at Green Valley Ranch, a buyer coming from a condo gets a cash-flow advantage from escaping their monthly HOA fee.

“A lot of first-time buyers assume they can only afford a first-time home,” says Samuela Litzau with Oakwood’s Home Buyers Club, who helps buyers with credit issues and special financing. “When you factor in condo dues, you realize we’re more affordable on a monthly basis.”

As you head east into the community from Pena Boulevard, you’ll also pass the new DPS Science & Technology campus taking shape for a scheduled opening this August. You’ll tour real Carson Collection models, see two, new-size-value plans with finished basement space, and super-affordable New Beginnings homes from under $130,000. Head east from Pena (DIA freeway) on 48th to Ceylon.
