Residents rave about their Tech Center lifestyle, as Penterra Plaza cuts penthouse prices $200,000-$500,000

Former math teacher/tennis coach Irwin Hoffman and wife Jacquie chose their penthouse in Penterra Plaza over nearby Greenwood Village projects for the view and for its imaginative layout. But what they like just as much now they’re living here are the residents. “The people in this building are special,” Hoffman said, showing off his view from the 20th floor. “I don’t know how it happens, but they’re a highly educated group — PhDs, engineers, successful business people. They’re very convivial.”

With a dozen prime units like that left on the top six floors, this is the day to see Penterra, as it cuts prices today on every one of those; by $225,000 to $350,000 on five of them; by $500,000 on one. Kentwood Company’s Holly Tierney will have the Starbucks and cookies out…and can show you variations on the same home that captivated the Hoffmans: great entertaining spaces, walls sized for large artwork, terrific decks with room to eat outside, and creative library/office areas that allow couples plenty of room to do their own thing.

The Hoffmans, who moved here from Greenwood Hills, find they’re driving less than 3,000 miles a year now, thanks to assets they have in Penterra’s orbit. “Within walking distance,” Hoffman notes, “you have Il Fornaio, Great Northern, Morton’s, Shanahan’s, Baja Grill,”…plus venerable Cool River, Chianti, Deli Tech, Panera Bread (“Everybody goes there,” he adds)…and right downstairs, McCormick & Schmick’s. Residential pals have set up twice-a-month cocktail/dessert parties; and, he notes, “It takes me 13-1/2 minutes to get to Coors Field.”

Tierney will show you Unit 2306…views similar to Hoffman’s across the park to late afternoon cloud formations over the reservoir, and a glimpse of Pikes Peak. It’s 2,558 feet finished, with a dramatic family area, partitioned from formal dining by Craftsman built-ins; with two fireplaces, each double-sided to link to the kitchen-breakfast area and to a study. The plan is a double-master suite, both of them impressive, one with a private deck. Last week, that home and its 23rd-floor view was $1.549 million; today it’s $1,199,000…$350,000 less.

The big view units start from $747,000; and you can still find lower-situated 2-bedrooms from $299,000. Penterra Plaza, Tierney warns, has only 12% of its homes remaining (25 sold last year). She’ll greet you at S. Ulster at Union in the Tech Center. Take Belleview east from I-25 to Ulster and turn north a block.
