Buyers who are waiting for the precise moment to trade in their older house in favor of a low-maintenance lifestyle in a patio ranch model need to take a hard look at this late spring market, and at a decorator-model ranch in Broomfield that’s the spitting image of what you’re imagining that ranch lifestyle could be.

Today, Sheffield Homes’ Jessie Warren will have the coffee on and the Krispy Kremes out north of 136th on Aspen Street, a mile east of 287, as Sheffield discounts its lavish “Dahlia” show home for market. The price: $450,000 (for $460,000 you can take furnishings, too, less office gear in the study). The model was originally at $600,000 when most of these Villas homes sold; and was $500,000 just a few weeks ago.

It’s sized at 1,725 feet, skip-troweled in Venetian plaster with Mediterranean provincial finishes, plus full basement and 2-car garage. The kitchen is in alder, thick granite and Travertine floors; and the master, with private entrance to a covered patio, firepit and enclosed backyard, has a custom-tile 5-piece bath with soak tub and big walk-in.

The quality (concrete-tile roof, rock-stucco exterior, double-side fireplace, built-ins, Jenn-Air kitchen) will likely stand head-and-shoulders over the production patio models you’ve seen in those more remote retirement areas without the access to shopping. Meanwhile, the market for re-sales in the $300,000 range in surrounding Broomfield and Louisville is stronger than last year, Warren says. At a moment when conforming 30-year rates are at historic lows, the possibility looms to market your old house now, when it’s likely to sell, and to reach for the much greater discounting you’ll see on luxury low-maintenance homes that at one point were in the $5s and $6s.

As part of the deal you’ll get an enclave behind a security gate, something that works for anybody travelling frequently, either to a vacation home or to see grandkids out of state. You’ll find very appealing parks and trails within Country Estates, and two full-service rec centers nearby (Paul Derda, or Broomfield’s Senior Center). Warren picked up the coffee today a mile east in a new Safeway center with Nick-n-Willy’s and other eateries; and she adds that Villas has a lower tax base than Adams County retirement areas, and offers landscaping and other maintenance for a HOA fee now at only $100/month.

Two other homes can deliver soon, also discounted, from $415,000. Take Wadsworth/U.S. 287 north from Broomfield to Dillon/W. 144th Avenue and turn east 1.5 mi. to Aspen Street, then south a half mile to Durango.
