
Plans by an Arizona-based investment firm to construct a 250-unit apartment complex in Gunbarrel has sparked concerns among some neighbors about increased traffic and the impact that four-story apartment buildings and a five-story parking garage would have on views.
The development — which would be located at Lookout Road and Gunpark Drive, just east of the King Soopers — would sit on 8.76 acres of mostly vacant property between commercial development on the west and neighborhoods to the east.
“It’s meant to be a community center,” said Peter Wolff, owner of The Wolff Company, which is spearheading the project.
Wolff said the estimated $40 million project would follow a “Main Street concept,” in which small retail shops sit in street-level stores with market-rate apartments above. There would also be family “activity centers” throughout the development.
An existing 28,000-square-foot office building at the corner of Lookout Road and Gunpark Drive would be preserved.
The proposed development sits in a corner of Gunbarrel that’s already been annexed into the city of Boulder.
