Boulder property owner J Nold Midyette wants to add a third floor — and potentially more than 21,000 square feet of office space — to his downtown building that once housed Borders.
Midyette, owner of Pearl Street Mall Properties, recently filed an application with the city that proposes popping the top on 1600 Pearl St. and adding a third floor for office uses. The filing proposes two options: one that would add an 8,000-square-foot third floor and another that would add a 21,388-square-foot third floor.
The latter option hinges on Boulder City Council approval of a proposed change that would extend the existing downtown-area density bonus — which allows developers to increase the square-footage of their projects if they include housing units — to office and retail space as well.
