In a market where families are extra picky before signing on the dotted line, Mark Lifpitz of Carapace Homes meets buyers who’ve toured a hundred homes by the time they walk into his roomy ranch and 2-story models in The Conservatory at The Plains. Carapace Homes, which picked up these larger sites beside East Aurora’s Plains Conservation Center after a national-sized builder left, will show you features and prices today that are designed to stop the endless search.

…Including a full- width 3-car oversized garage, even on two quick-delivery ranches Carapace has ready to go at The Conservatory. “If you’ve got a truck or big SUV, you’re going to make it inside these,” Lifpitz says, adding that Carapace is using a double strategy to turn looky-lous into buyers: showing models that have most-all of the features shown included at the standard price…and wrapping in extras that everybody wants on the homes it builds for early delivery.

“We’re on land that we didn’t overpay for,” says Lifpitz. That, he says, allows Carapace to take a generous approach to the standard features you’ll see in these two new models, with kitchens that have slab granite islands, tile-top counters with tile backsplash and bumped up cabinets, all included. The 36-inch fireplace in granite surround and the master bath with big soak tub in tile, plus oversized seated shower and his-and-her vanities, are part of the package.

Meanwhile, Carapace designed its plans the get past the number-one objection buyers seem to have with older ranches: too chopped up, not open enough. “People don’t even go into living rooms and dining rooms anymore,” Lifpitz said, as he showed the wide-open kitchen-great room on the ‘Botticelli’ 3-bedroom ranch – just short of 1,800 feet finished, with a big ‘eating island’ plus an intermediary dining space that’s sized for a large table. The plan has a well-defined entry foyer leading in from its covered front porch; and has a similar rotunda foyer that adds privacy to the master.

If you like the model, Lifpitz says you’re going to love a delivery version of the ranch, one of five homes (including 2-stories) that Carapace has set to go from $289,900, all with 3-car included. Carapace (the name comes from the protective shell on a turtle) has homes on the very last sites that will ever be offered in The Conservatory from the high $200s, a short walk from pool, clubhouse, and large park (the HOA is now $27/month!). Take Hampden east to Conservatory Parkway and north a mile. You’ll also find Carapace from under $220,000 at Turnberry, near Highway 2 at 104th in Commerce City.
