As inventories dwindle, Village Homes has only six low-maintenance ranches left in Castle Pines enclave

Buyers who have been waiting for the exact right moment to get out of their old two-story in favor of a new, low-maintenance, energy efficient ranch plan need to check their watches this new year: Agents are reporting a faster pace of activity in the resale market…and sure enough, Village Homes, which has some of the only new single-family patio ranches in the south metro area, is down to just six – three that are ready now.

Longtime Highlands Ranch residents Ray Strain and Gale Perko went under contract on one of Village’s ranches at The Crossings at Castle Pines late last year…after combing Highlands Ranch, Littleton, south Denver and surrounding areas for new, single family, single level product. Perko says she fell in love with Village’s ‘Camden’ floor plan – 2,700 square feet counting finished basement space — two bedrooms and a study on the main level, plus a third bedroom and plenty of room for exercise gear in the basement.

“Our models have always captivated that buyer looking for low-maintenance and ranch-style living,” says Village’s sales rep Andrea Sederberg at The Crossings, a mile west of I-25 on Castle Pines Parkway. “But lately, we’re seeing them move faster to take advantage, as they worry about missing out, and as they see a faster pace of re-sales in their old neighborhoods.”

That, says Sederberg, is turning up the temperature as the supply of new ranches dwindles (two homes have sold since New Year’s). Strain and Perko made their decision after checking out the master planned features of their Castle Pines surroundings, and noting how few homes were left in Village’s inviting enclave, with its own park and trail.

Meanwhile, the couple has begun exploring then local dining scene in Castle Pines, including Duke’s Steakhouse off Castle Pines Parkway – local coffee places, and Castle Pines’ choice of Safeway and King Soopers grocery shopping. Just west of The Crossings is The Ridge at Castle Pines North public golf club with its bar & grille overlooking the scenic Tom Weiskopf-designed course. Extensive trails wrap the surroundings, passing directly by The Crossings.

Sederberg will show you the three ranches that are near-ready for move in, and another three lots where they can be built at prices from the $340s — but that’s the last. Visitors who come by this weekend can tour a home that’s a look-alike for the one that Strain and Perko are getting – another Camden, with 2,700 square feet counting finished space in a day-lit garden level basement, with a large patio deck overlooking a central park in The Crossings. It’s priced at $409,900.

“These are the only new patio ranches within ten miles; and there are only six left,” Sederberg adds. The Crossings at Castle Pines is a mile west of I-25 on Castle Pines Parkway to Bristolwood, just before the golf course.
