The number of houses sold in metro Denver in January was up 14.6 percent to 2,470, compared to 2,156 the same month a year ago.

But the number was down 21.7 percent compared to December, when 3,156 homes sold.

The 10,443 houses on the market in January was down 41.6 percent in January compared to a year ago, when 17,890 homes were for sale. The inventory dropped just 5 percent compared to December, when there were 10,993 homes for sale.

Meanwhile, the median price of a single-family home dropped 2.7 percent to $218,855, compared with $225,000 for January a year ago. That’s down 4.8 percent from December, when the median price for a home was $230,000.
