Oakwood Homes has pizza for the family today in exchange for driving a little further up I-25 to its scenic Thompson River Ranch master plan along the river south of Centerra. You can already walk the trails under century-old cottonwoods and see a resort-styled pool and friendly neighborhoods. What you CAN’T see are homes ready for move-in – they’ve sold like hotcakes; so Oakwood is bringing in a new, value-packed luxury series, for sites they’ll show you today.
When Oakwood released prices for those new Colorado Series homes (including for a Thompson River Ranch ‘enclave’ for ranches with ‘smart-space’ bonus areas), there were 130 families waiting, including eight who had their checkbooks out to write reservations. Oakwood’s Dwayne Montoya and his team will show you two neighborhoods of sites where you can still pick cul-de-sacs, sites on open space, and views. Thompson River Ranch is just far enough north (five minutes from shops and dining at Centerra) that its riverside setting is matched to the big views of Long’s Peak you get from around Loveland. My trip all the way up from the Tech Center was only 45 minutes, meaning Oakwood is luring buyers not just from north areas like Loveland and Fort Collins, but also Thornton, Broomfield, and other areas where commuters work between DIA and Interlocken, or even in downtown Denver. What they get in return is a real master plan – beautiful design where homes are wrapped around a canal, trails and open space – as well as prices that builders in Fort Collins and Wellington, often with fewer amenities, can’t match. “Buyers are telling me they can’t touch us,” says Montoya; noting that one new purchaser from Michigan told him she’d shopped nine builders before finding Thompson River; then agreed to wait until the first of those Colorado Series homes arrive. Get on that VIP pricing list and you’ll find a ‘Vail’ 4-to-6-bedroom plan at around $69.75/square foot – a ratio straight out of the 1990s – or an ‘Augusta’ ranch – 3,764 square feet counting smart space that you can use as guest-bedroom or music/video area – $86/foot. Homes start from $257,900; but those prices, says Vice President for Sales Kristen White, are absolutely heading upward after the VIP pre-model event is past. Oakwood will also give you 3% toward options through July, plus a bonus VIP selection such as air conditioning, wrapped in. Thompson River Ranch is off I-25 27 miles north of 470; take I-25 north just past Johnson’s Corner diner to Exit 255, then jog east onto the east frontage road and north a half mile to River Ranch Parkway.
