At Sorrel Ranch, Lennar Homes’ Greg Hartman can tell you all about the experience that neighborhood kids will have at walkable Buffalo Trail Elementary and at a top-rated Cherry Creek middle school and high school campus beyond. But the ones getting the education this weekend are likely to be the parents and other homebuyers, as Lennar holds a grand opening for two value-priced models at Sorrel Ranch, in what’s turning out to be a much faster market.

“This market’s changed, and people are just beginning to realize it,” said Lennar Marketing Manager Carrie Castilian, doing final checks on the 1,873-foot ‘Harrison’ ranch you’ll tour a mile north of the shopping center on Aurora Parkway. That model grand-opens this weekend, but Lennar already sold four of the design before completion. Same story on a new ‘Wilson’ family-sized 4-bedroom next door: From $262,900, Lennar has sold three, before people have even had a chance to walk it.

Hartman, who with Frankie Urban will be baking up Otis Spunkmeyer cookies tomorrow, says many visitors have no idea how briskly homes are selling. “We’re seeing plenty of people who are expressing urgency, but also many who arrive thinking they’ll have plenty of inventory to pick from, whenever they’re finally set to move.”

“I show them all of the homes under construction in Sorrel Ranch, and then ask them, ‘Do you know how many of those aren’t sold yet?'” Hartman says. “The answer is two.”

Hartman and Urban can show you four lots where Lennar is starting homes for fall delivery. Meanwhile, Hartman has been asking people what they think the new ranch costs with all of the finishes they see included – the stainless appliances, granite, and a vast expanse of hardwood floor. “People guess well beyond what it would be,” he adds.

To prove the point, he can show you a second Harrison ranch that’s among the few unsold homes, on track for August move-in. As in the model, it’s matched to a day-lighted walkout basement with 9-foot ceiling; has hardwood floors throughout family-kitchen-entry areas, stainless/granite kitchen with staggered upper cabinets, 2-inch blinds, and smart-home features by Schlage/Nexia that let you run lights and locks from your iPad. “It’s a good ranch plan,” Hartman noted. “Great kitchen, well-designed master, and a pleasing sense of entry.” Complete price, including the goodies: $293,900.

The Wilson family-sized 4-bedroom, also being seen for the first time, adds a lot of very visible space that is particularly evident in the master suite – a large, appealing five-piece bath, with a big walk-in closet beyond. The basic pricing ($262,900) has Lennar’s ‘Everything’s Included’ features already wrapped in – the interior features, but also the front yard landscaping.

In addition to the schools – Buffalo Trail right in the neighborhood, feeding to Fox Ridge and Cherokee Trail, you can see all of the dining available at Southlands, and the neighborhood pool center right beside Lennar’s homes. You can also take advantage of Lennar’s ‘Hometown Heroes’ program that knocks 1% off the price if you’re active Air Force at Buckley; or teaching, or working for emergency services. Take Smoky Hill east from 470, just past Southlands to Aurora Parkway; turn left a mile to Alexander, and right eight blocks.
