If you’re used to seeing homes that come with postage-stamp-sized lots, Ryland Homes has something to show you that’s worth driving up to Johnstown to see – 12 miles up I-25 beyond the 119/Longmont exit: Pioneer Ridge, with a collection of homes from the $230s that all have a backyard big enough for entertaining on the patio, plus a sizable lawn for the dog, a garden, swings and trampoline for the kids, and maybe some room left over for touch football.

You can tour that today (and Labor Day, noon-to-4) in the form of a Baccarat 3-bedroom, 2½-bath home, ready for move in now, priced at $258,000 – full width 3-car garage included. It comes on the very smallest lot Ryland has available for delivery this fall – 7,800 square feet. When you’re touring the master suite (with a HUGE retreat area) you can peek out the back windows and see what neighbors have done with that kind of backyard size in this very attractive looking community.

This is far enough north that some buyers arrive from the Loveland and Fort Collins markets, with their strong employment base centered around aerospace, high tech and oil-and-gas, delivering sales and eating up builder inventory. “We’re just barely getting some inventory back now,” says Ryland’s Ana Groulx, who posted five sales of these home-plus-big-lot packages at Pioneer Ridge last month, and lost a few deals because the homes ready for early move-in had sold.

She’ll show you Pioneer Ridge Elementary (8-for-10 stars at GreatSchools.net) and its big park, right across from her models. If you arrive via the town of Johnstown, east from I-25 on Colo. 66 (locals commute south on a shorter, back route via the north Longmont exit) you’ll see the small-town dining and shopping that give this lifestyle a country feel; including Hays Market (Groulx lives in Longmont, but buys groceries here for the fresher produce). You’ll view one 12,000-square-foot lot; and some that will have walkout basements and views, in exchange for very modest premiums.

You can also tour a few larger homes with 3-cars ready soon – a 5-bedroom, 2,534-foot Cabernet with a bedroom/bath combo on the main level, on a lot 60 by 164 feet deep, $295,000; and a Chardonnay ranch with a wide-open kitchen/great room showing quartz counters, stainless appliances, with hardwood floors in the kitchen and all of the traffic areas. It’ll deliver by October, $260,000. From 120th Ave. take I-25 north 30 miles to the Johnstown-Milliken exit, then east 4 mi. into Johnstown to Parish Ave/C.R. 17 (McDonald’s) and south two miles.
