Nobody could have imagined it a year ago, but suddenly it’s a big advantage for builders to have some homes ready for quick delivery – at least, to have affordable ranch homes ready to go. Lennar Homes’ 55-and-older Heritage at Todd Creek east of I-25 on Highway 7, which already roared through 63 ranch sales this year, has the market cornered on those – seven ranches set for quick move, some of them backing to the greens and tee-boxes of the Arthur Hills Golf Course.

Lennar’s C.W. Vaughn, who’ll be on hand today along with Cindy Ditallo and Mike DeNuzzi, says that 55-and-older enclaves are seeing a very different market now than a year ago – many more people from out of state; crowding the demand that was already there from Colorado couples who have been getting brisk resales of their old tri-levels and two-stories. “It creates a kind of buyer-frenzy,” adds DeNuzzi. “We already have 22 homes in backlog, where buyers are waiting for homes to be finished.”

Two of those couples are living in motels, Vaughn notes. You can avoid that fate by coming to see two homes ready for move-in in right now – front-and-back landscape in place, ready to close so soon that you could lock in on today’s low interest rates before the passing of the presidential election has a chance to influence them. “We’re seeing 3.5 percent right now; who’s waiting for them to go lower than that?” DeNuzzi added.
One is a paired ranch – $299,900 – extra-large 2-car attached garage and 1,692 square feet with two bedrooms, not counting another 1,100 feet unfinished in the basement. It backs to a view of the No. 2 green; and has landscape maintenance as part of the overall package. Or you can choose a single-family route – a ‘Spyglass’ plan with 2,024 square feet finished, two bedrooms plus a study, plus a 3-car full-width garage. It backs to the first tee-box, $389,900.

Both homes are a short walk from Heritage’s clubhouse – center point for dozens of clubs that have popped up (last night it drew a crowd to happy hour, followed by a popular Friday karaoke bar night). Both homes’ prices have been reduced; part of a ‘Move-In or Miss-Out’ special that Lennar is doing this weekend at all communities. You can visit the clubhouse and its Creekside Grille, and you’ll meet actual ‘ambassadors’ who will tell you their experiences with the lifestyle. To reach Heritage at Todd Creek, take I-25 north past 470 to Highway 7, then head east 5.5 miles to Yosemite.
