Getting your player ready...
At a time when there are very few new homes in the city of Denver and when Lowry has sold out of its prime neighborhoods, you can tour a gated single-family enclave east of Cherry Creek today with a sharp looking model. Valentia Court by Alpert Signature Homes is so far under the radar that you might drive Parker Road into Denver every day and never know it’s there. But it’s also below price points in Lowry and Stapleton, and already has 15 sales prior to its grand opening.
You’ll tour that model and see a second that’ll be done soon in a location on quiet Valentia Street, midway between Parker Road and E. Mississippi – Denver address, but just across the line into Arapahoe County and Cherry Creek Schools. “It’s close to Cherry Creek for shopping and it’s easy to get downtown,” said Stacie Lydia, who along with husband Fernando Diaz Morlet shopped for resales in Wash Park and Crestmoor, then looked at Lowry and Stapleton, before they found this tucked-away location. “We felt for the money were paying, Alpert offered a better deal and still a good location,” Lydia added. She also got a chance to work one-on-one with a builder that’s a far cry from the big companies that dominate this price range (from $350s). Michael Alpert, president of Alpert Signature Homes, Inc., is third generation of a family of builders that’s been a household name in Denver since the 1960s. “He’s very personable,” Lydia adds. “I could tell he really cared about it; and if there was ever a problem, it was all-hands-on-deck.”When you pass the gated entry, see two homes Alpert Signature has ready for holiday move-in. One of those is 1228 S. Valentia Court, a Santiago 4-bedroom, 3½ bath plus-study design with 2,695 feet, plus a full basement with another 1,186 feet. It has extensive hardwood floors, a gourmet kitchen (slab granite, gas cooktop, microwave); master suite with block windows and entertainment built-in; walk-in closets in the other bedrooms; and an upstairs laundry. It’s priced at $455,033, front and backyard landscaping included. “A home of this size would be $50,000 to $100,000 more in Stapleton or Lowry,” Alpert said; adding that he provides job-finished wood floors, wood handrails and metal pickets, poured master shower pans and some other goodies you may not find standard at every builder. There are plans for a ranch and a main-floor master. From Denver take Leetsdale southeast past Quebec (turns into Parker Road) to E. Mississippi, then east a few blocks to Valentia.
