Solterra, scenic master-planned community near Red Rocks, seeing huge sales; Cardel Homes has 40 since January

Solterra, the Tuscan-style master planned community out near Red Rocks and Dinosaur Ridge, is getting huge sales this spring, just as some of its best home sites with views across that Jurassic terrain are coming available. You can take your kids on a great hike today at new Dinosaur Ridge Museum and trail, and then explore six Cardel Homes models a mile east that are luring families right out of the most popular city neighborhoods like Highlands and Wash Park.

Cardel already has 40 sales at Solterra since January – 14 last month alone – many of them to buyers that had always imagined raising their kids in the City and County of Denver, until they found what Brookfield Development offers ten miles west.

Those offerings include nearby Rooney Ranch Elementary and Dunstan Middle School, both rated 8-for-10 stars at GreatSchools.org. “People from Denver ask us, ‘Will there be a lot of kids in the neighborhood?'” says Cardel’s Heidi Miller, who’ll be there with Hollyne Gillach and Carmella Savoie today. Any doubts about that are erased when they see families here out using the trails that start in the community and expand into Hayden/Green Mountain open space, and the more dramatic routes west along the hogback and around Morrison.

Among the models starting from the $410s, Cardel’s team will show you a ranch plan (they build three in Solterra); and eight premium sites that have come available, backing to a park and views across ridges and ranges beyond.
“Those will be the best lots in Solterra,” Miller says; adding that buyers who need something sooner can see a selection of homes that Cardel already has underway. Quickest available among those is a Volterra 3-bedroom-plus-study plan, with lots of designer upgrades including cherry cabinets, maple hardwood floors, granite tops and stainless appliances, and a covered rear patio. It’s ready to move in now, priced at $603,039.

You’ll also see Solterra’s 6,000-foot Retreat community villa with pool – centerpiece of a complement of amenities that are in return for a modest HOA fee, currently $90. Solterra is on West Alameda, just east of C-470 – about halfway between new St. Anthony Hospital in Lakewood, and Dinosaur Ridge where your kids can hike to where the Stegosaurus was discovered. Take C-470 either north past Morrison or south from I-70 to the Alameda exit; the dinosaur museum is west of the freeway; Cardel’s Solterra models are a mile east to Indiana, then south a mile to Wesley.
