On a Sunday afternoon when dad may have the love of his family but no decent place to grill the steaks, you can come see just how far your budget could go toward a new single-family home, in a master-planned community only ten minutes from downtown – right on two bike trails, and a half mile from where RTD’s new Gold Line commuter rail to Union Station is coming.

The tour at Midtown by Brookfield Residential starts with two newly opened models by David Weekley Homes, now the largest privately-held builder in the nation. Weekley’s prices start from the $295s – less than small bungalows are selling for a few miles south in areas around Highlands. Like some of those 80-year-old places, these all come with hardwood floors, plus lots of things they don’t have: larger square footage for bedrooms and entertaining (from 1,497 to over 2,300 square feet), all with at least 2½ baths, plus designer kitchen finishes, a 2-car garage, and a basement with 10-foot ceiling.

“These are affordably priced new homes that are convenient to all of downtown’s attractions,” says David Weekley’s Michelle Wood. Buyers touring the models (they’ve already purchased 16 of Weekley’s homes, two months after they opened) often work downtown – such as Adrian Casillas with Xcel Energy, who was looking Thursday.

“It’s the small things that often impress them,” says Wood: The high ceilings, the nice appliances, the closet space, and the very impressive energy features. She and Allison Glover can also show you four homes that you could be moved into by August – one of them right now. It’s a 3-bedroom Magenta with a main-floor master suite, sized at 1,812 square feet, plus 1,315 feet unfinished in the basement. It has a covered front porch, and Weekley is including a gas fireplace, home security system and stainless appliances, all included for $354,543.

In all, you can tour five sharp models by Weekley and by Brookfield, decorated and attractively landscaped. It still takes some imagination, though, to see what Brookfield Residential is creating in Midtown’s surroundings off Pecos Street between U.S. 36 Turnpike and I-76: a community center where you could grab coffee; an event plaza; planned retail; a community garden designed by Agriburbia; and a 43-acre park that will connect to the trails. Brookfield is already under way on the amenities – a half mile north of where I-76’s onramp to downtown is waiting; close to the future rail station. To reach Brookfield’s and David Weekley’s models, take I-25 north from downtown to I-76, head west a mile to Pecos, then north to W. 68th.
