Is it the Parade’s best value? Oakwood’s new Yampa in Green Valley Ranch shows smart features, smart location

Oakwood Homes is billing its 3-bedroom-plus-loft Yampa model, featured at Green Valley Ranch in the Parade of Homes opening this weekend, as a ‘Smart Home’ with lots of automation. But buyers are telling Oakwood sales reps that what’s really smart about this home and others in Oakwood’s creative Park House Series is the location.

“A lot of the excitement in this collection is about Green Valley Ranch itself, and how people perceive the lifestyle here,” says Oakwood’s Gary Newman, who with his partner Kris Ceretto sold 30 Park House Series homes during April alone, when the public got its first looks inside these innovative models.

Meanwhile, a mile west of the neighborhood, visitors already see tracks being laid for RTD Commuter Rail service between downtown Denver and DIA, with a station coming to E. 40th Avenue. “People here are going to be able to leave on a business trip without taking their car to the airport,” adds newly appointed Director of Sales Alisa Poncher.

Suddenly, says Newman, that’s luring buyers to Green Valley Ranch from zip codes as far as Arvada and Westminster – areas that had never before delivered numbers of buyers to this master-planned community off E. 48th Avenue on the way to DIA.

“We’re suddenly seeing people who work in the Anschutz/Fitzsimons medical campus that realize they’ll be able to commute here by rail,” he adds. “Everyone knows that will be good for property values, not just for riding into downtown for a Rockies game.” Oakwood’s team is hearing from appraisers that values in Green Valley Ranch’s zip code have been steadily rising month-after-month – something verified by Oakwood’s own research.

You can see where the station is coming – and the super-colorful interior of the Yampa and other models, including an eye-catching family room wrapped in clerestory windows; a terrific bedroom level with two spots for computer work stations; and a clever family entertainment area in the basement. And if you’re looking at ranch plans, you can see one next door with Oakwood’s highly successful ‘Smart Space’ upstairs for added guest bedrooms and/or hobby areas.

Be sure to visit two other Oakwood Parade homes nearby, one right across the street, another at its 55-and-older enclave, Fairway Villas; and check out Oakwood’s energy efficiency, so reliable that they’ll guarantee your energy bill for your first two years of ownership. Take the DIA freeway to E. 48th/Green Valley Ranch Blvd. and head east a half mile to Walden.
