A moment in time in downtown: Everything’s looking up, but chances to buy a home in SPIRE are vanishing fast

It’s hard to a imagine a rosier outlook than downtown Denver has at this moment in time: Amid all of the cafés and sports attractions, the half-billion-dollar Union Station makeover is suddenly dramatically visible, promising a day when downtown residents are going to be able to take Commuter Rail to DIA without unlocking their car doors. But realistic chances to own a home with that kind of connectivity are vanishing fast, as the final units at SPIRE – by far the fastest selling property in downtown – become some of the last new for-sale homes in all of downtown.

When you tour the remaining units SPIRE is showing today, consider that the iconic tower in downtown’s theater district sold over $18 million worth of homes in the second quarter, taking its remaining inventory to well below 5 percent left. The homes remaining are hardly the bottom of the barrel; rather, they’re all on the ‘SkyClub’ top-ten floors, where views from even an attainably priced unit at $397,000 look out over the tops of lower buildings nearby, and where owners get exclusive access to a 42nd-floor SkyClub Owners Lounge as a private space for entertaining, or an oasis/retreat
That resonates with what sales manager Mark Friedberg calls SPIRE’s ‘cool factor’ – a word-of-mouth affirmation passed between buyers that echoes the sustainably-designed lifestyle: LEED certified, with a 95-of-100 Walk Score, with the Mall Shuttle and a B-cycle station within steps, and a package of amenities that generates its own, alluring social ecosphere inside downtown: outdoor pool and spa with views across DCPA; private health club; Box Office theater/sports lounge; in-situ dog park; and a concierge desk where you can grab a FedEx or even groceries. All of that in a neighborhood with Larimer Square a few blocks west and DCPA right across the street, luring a host of new restaurants, including popular Row 14 and Crave Desert Bar, each of them downstairs on 14th Street.

In addition to the SkyClub residence at only $397,000, you can see a 2-bedroom/2-bath home on the view-swept 41st floor at $572,000. But availability on many plans is down to a single unit; even premium plans are disappearing (SPIRE closed a sale last month at $1.1 million, a record price-per-square-foot). And despite all of the new attractions, downtown is showing NO new major condo construction – only apartments. “If you want to own a piece of downtown, we’re close to being the only kids on the block,” Friedberg adds. To visit take Mall Shuttle to Champa, then southwest two blocks to SPIRE.
