There will be other new homes built in Arvada – but if you want one that’s in an enclave wrapped by water, maybe even faces a lake, then Taylor Morrison’s Paul Kremer needs to show you what he has right away. Last month he sold three homes at The Lakes at Westwoods, tucked between the City of Arvada’s Broad Lake and private Hyatt Lake; and that leaves only six remaining sites – including one for a ranch that’s far enough along that it could see your tree trimmed by Christmas Eve.
Taylor Morrison roared through its 46 lots here – and is anxious to clear out for nearby 2014 projects. Arvada, of course, is a town of where denizens prefer to stay inside their city limits, even when the time comes to make a move. As resale homes sell at by far the fastest pace in recent years, Kremer will show you a roomy Lancashire ranch plan that’s facing Hyatt Lake – on track that even if your older place has already sold, you could be in without making a double-move. It delivers three bedrooms plus a study, 2,638 square feet plus basement and 3-car garage, with master, great room under high ceilings and covered deck, all facing the water. That home is priced at $494,660 – after the close-out reduction – including the landscape package and kitchen upgrade. On the other side of the isthmus, you can tour Kremer’s family-sized Sterling II show home – a big covered deck that looks directly over a trail along the water, one that has views of foothills and buttes to the west of Arvada. It’s on the market as well – $699,000. Both homes and Taylor Morrison’s other offerings are a short walk to trails along a tree-lined irrigation canal, an accompanying park with wetlands, and to more trails that look over larger Hyatt Lake. Meanwhile, The Lakes is three minutes from King Soopers at W. 64th and Indiana – and offers commuter flexibility whether you work in Golden, Denver West, downtown Denver; or up in Boulder or along the U.S. 36 corridor.
