Right now Oakwood Homes’ newest neighborhood site at Tollgate Crossing, two miles north of Southlands shopping center, has a nice park nearby to show you, and home sites that can take some walkouts and garden level basements – no model homes finished yet, no fancy visitor center. But if you think that means you have months to look this over while considering whether to buy, you could be losing time.
With prices from as low as $315,500, Oakwood already has 24 sales of its spacious, super-popular ‘Ranch House’ series homes at Tollgate Crossing, well before you can tour a model here, or see a finished home that you could move into soon. The price picture has already moved upward since Oakwood opened its sales trailer; and prices go up again Aug. 1 – just five days from today. In addition to the park, seven blocks away you can see Cherry Creek Schools’ Buffalo Trail Elementary – feeding into Creek’s Fox Ridge/Cherokee Trail middle/high campus. “Buffalo Trail is such a good school that I wish I could send my kid back there,” says Oakwood’s Laura Duhot, whose daughter attended it. Buyers arrive already knowing all about the schools – some coming from older Aurora neighborhoods that haven’t had the size and features of these homes; others arriving from outside the area, but having heard about Cherry Creek from friends or from Google research. Oakwood’s prices, Greenberg and Duhot note, represent the lowest route into a new single-family home anywhere in the Cherry Creek system. Meanwhile, all of Oakwood’s designs come with granite tile counters and engineered wood floors in kitchen and foyer; have oversized ‘spa’ showers in the master, and get front yard landscaping and irrigation included. Oakwood provides huge flexibility for personalizing Ranch House plans – an opportunity to add some extras while taking advantage of the luxury features included. (The price of $315,500 is real, she adds – a home can be delivered at that price.) You’ll also see those walkout and garden-level sites (“People dream about having a walkout,” Duhot says). What you WON’T see are homes completed – but Duhot says that’s a chance to plan your move: Reserve your home site and lock in a price before that next increase. You can also meet with Oakwood’s Home Buyers Club – experts in working out credit issues that prevent some families from buying.
