A total of 92 luxury homes were sold inmetro Denver in October, climbing 19.4 percent from 77 transactions in September, according to .

By comparison, 93 luxury homes were sold in the metro area in October 2013.

The median sale price of luxury homes in October dropped to $1,257,177, down 4.8 percent from September and 8.2 percent from the October 2013 median of $1,369,000.

The figures are based on Multiple Listing Service data of all homes sold for more than $1 million in metro Denver.

The most expensive sale in the metro area was a five-bedroom, six bath approximately 5,400-square-foot home in Boulder that sold for $2.9 million.

The most expensive sale last October also was in Boulder — a six-bedroom, six-bath, approximately 7,400-square-foot home that sold for $3.4 million.

Homes in October sold in an average of 99.9 days, down from 106 days in October 2013 but up from 55.7 days in September.

Denver had the most million-dollar sales with 31, followed by Boulder with 14, Cherry Hills Village with six and Greenwood Village, Littleton, and Parker with five each.

A year ago, Denver, Boulder and Cherry Hills Village also led in sales of million-dollar homes.

“There continue to be buyers out there ready, willing and able to purchase high-end homes,” Coldwell Banker Residential Broker president Chris Mygatt said in a statement. “But we definitely need more properties to meet the strong demand.”
