In Arvada’s Leyden Rock with three top-rated schools, Lennar offers a last chance for savings on homes and lots

During a winter weekend that couldn’t feel further from spring, Lennar Homes is already seeing signs in Arvada of how warm the market is likely to be in just a few months: At Leyden Rock, nestled up against scenic ridges to the west, Lennar’s Cindy Ditallo has tracked steady traffic of homebuyers visiting her model homes right through holidays – a time when families generally find loads of things to do beside home hunting. Some of those visitors are families that have already done their research on three top-rated schools serving Leyden Rock – while others are grandparents looking to sell their older homes and move into single-level designs, close to their Arvada grandkids.

Lennar is getting that same picture from market consultants, and is readying homes now for what they expect to be a very busy spring in Arvada. Some are set for completion three months from now, but a handful are ready now – at prices that’ve been reduced for buyers willing to get a jump on the spring market.

Those include two Graham ranch plans that Ditallo and Nicole Kois can show you – each three bedrooms and two baths, 1,974 square feet, one of them priced at just $424,900. “To get a ranch in Leyden Rock for under $430,000 is the thing,” Ditallo says, noting that prices in the popular area increased quickly after its opening a year ago.

Nearby, facing onto a newly completed park with playground and basketball courts already in and a ball field and pool on the way, Lennar has a family-sized Stonehaven plan – three bedrooms plus a loft, with 2,748 square feet plus 3-car garage and day-lighted walkout lower level, ready to go and specially priced under $500,000. “I’m surprised it hasn’t already sold,” she adds.

Leyden Rock, Ditallo notes, has always drawn a core of buyers coming out of Arvada proper, wanting to keep their city address and anxious to get kids into Ralston Valley High — 10-for-10 stars at GreatSchools.org – as well as a 10-for-10 elementary and an 8-for-10 middle school. Now she’s also seeing buyers coming from Boulder and from Denver neighborhoods, wanting to get the size and features that Lennar’s new homes offer. One new buyer is a couple from trendy LoHi – already having researched the schools, selling a cute older bungalow and getting much more space in return, along with a 3-car garage.

That family will also benefit from 17 miles of trails and 400 acres of open space planned for Leyden Rock, along with Lennar’s ‘Everything’s Included’ features — items practically any buyer would want like a full basement, fireplace, slab granite kitchen countertops, stainless appliances, hardwood kitchen-nook floors, air conditioning — included standard. Ditallo and Kois can also show home sites for homes that could be ready for move-in at the start of school next fall, also with pre-New Year discounts on lot premiums. Models are west of Indiana on W. 80th (Leyden Road); from I-70 take Ward to W. 64th; head west to Indiana, then north two miles to 80th and west, then left on W. 84th. Or from Boulder, take 93 to Leyden Road and east two miles.
