In a new area of Thornton, chance for a patio home from $330s as KB Home grand-opens a low-maintenance ranch at Trailside

Anybody who has shopped the tight market for low-maintenance ranch plans around Denver knows that sales price is important – but so is the cost of ongoing maintenance services for mowing, raking, and shoveling snow. Even on an attainably priced home, the latter can be a deal breaker – which makes a grand opening that KB Home has in store for you in Thornton, tomorrow and Sunday, all the more timely.

At KB Home’s Trailside, a mile northeast of where I-25 meets E470/Northeast Parkway, you can be one of the first to tour a newly completed and furnished Greenland patio-ranch model home – representing eight ranch plans coming to 32 home sites in this enclave styled community wrapped around a 5-care oval shaped park, with a gazebo and walking trails. Finished sizes will range from 1,384 to 1,969 square feet; and all will have 2-car attached garages along with some very appealing patio/decks that are sized for entertaining, notes KB Home’s Martin Warner, who will show you around today.

Even more to the point, KB Home is setting this up to provide maintenance on three sides of each home – lawn maintenance and snow removal on walk and drive, for a remarkably low $55 per month. Even including the community HOA for the park and future trail corridors that lead into Thornton’s 33-acre Big Dry Creek open space, residents will initially be at around $101 a month, for everything – way below what shoppers are seeing at other communities that offer maintenance.

Residents will also get an appropriately sized backyard that they’ll maintain – either a garden or lawn area or Xeriscape terrain. “This opens up loads of possibilities for the couple that travels or has a snowbird place in the desert,” says Randy Carpenter, Vice President of Sales and Marketing at KB Home Colorado. “They really will be able to lock and leave it without worrying about maintenance.”

Prices start at $335,995. The Greenland has an eye-catching kitchen-family area that shows an option for a two-sided fireplace between great room and the huge patio/deck (KB Home will cover it for you as a minimally priced upgrade), as well as one for a very appealing finished basement. If you like the looks of that home, KB Home has one similar, scheduled to deliver in May, priced at $430,514, full unfinished basement included – one of six homes that KB Home has underway from this Patio Collection for people who need to move soon.

Whether you head that way, or like the idea of creating a place from scratch using KB Home’s ‘Built-to-Order’ approach, Carpenter says that buyers need to be planning ahead now, in a market where nearby resales are selling very fast, and competing older ranches often set off bidding wars. Warner will show you how these homes will back to trail corridors or greenbelts (eight sites are walkout), creating wide rear setbacks. And you can tour KB Home’s other Trailside models from the Estates (3-car garages with 60-foot sites) and Reserve Collections.

And you can see how Trailside works whether you’re headed downtown, or west to Boulder or east to DIA via 470 (onramp is a half mile south). Warner will tell you about dining and other attractions already at Larkridge Shopping Center with Gunther Toodys, Chili’s, and Famous Dave’s within a mile; and at Orchard Town Center with loads of eateries, plus theaters, new St. Anthony Medical Pavilion, Super Target and more. Tomorrow’s grand opening at Trailside includes refreshments and reusable grocery bags while they last. Take I-25 north past 470 to Highway 7 and head east 1.5 mile to York, then turn south.
