Nowhere in the Denver area are prices creating more problems for buyers than in Boulder County, where commuters wanting to be near IBM, Ball Aerospace and other employers face daunting prices on seriously dated homes, not only in Boulder proper, but Louisville and Lafayette, too. Lee Thompson with Meritage Homes will show you four super-energy-efficient Meritage models today inside Boulder County, 15 minutes from the Foothills Parkway corridor, that are not only new, but comparably priced to many of the dated Boulder resale homes you’re seeing now.

Meritage’s Flatiron Meadows, off Erie Parkway (Isabelle Road) just east of U.S. 287, is in Erie, served by Boulder Valley Schools. “This is ideal for someone who works in Boulder, or great for a couple that splits their commute between Boulder and Denver,” adds Thompson. He’s getting sales from buyers from California, Texas and Florida, who’ve seen lots of older homes before they arrive: “For this price point, they’re looking at older, smaller houses with lots of work needed,” Thompson adds. “They’re already finding renting to be very expensive, particularly if it’s a short-term lease.”

At Flatiron Meadows base prices start from the $370s – effectively from around $430,000 once buyers have added in typical options. You can tour a Windom ranch model at 2,336 square feet that even with options will deliver well below $500,000; and a big-value ‘Elbert’ plan – over 4,000 feet finished – with four bedrooms and 3½ baths, including a bedroom on the main level, from the $520s.

You’ll also get a look at Meritage’s Energy Information Center, showing how much more Meritage does for a home’s sustainability and energy efficiency – including the option for owning a solar system as part of your purchase from as little as $9,000 extra – one of the only builders offering to let you own your own solar system. And you’ll see a model with a finished basement that displays how you can add even more value to your purchase by having Meritage finish a basement now.

Despite the fast pace of sales, if you’re having Meritage start one of its larger Summit Collection homes, you can take $25,000 toward options at Meritage’s Design Studio; plus you’ll get a major reduction in closing costs if you choose MTH Mortgage. Flatiron Meadows is 1.5 mile west of Erie on Erie Parkway. From Denver, take I-25 north to Exit 232 Erie/Dacono, turn west, and continue west on Erie Parkway five miles, through Erie, to Flatiron Meadows Boulevard. If coming from Boulder, take Isabelle Road east, past U.S. 287 (becomes Erie Parkway).
