Construction is underway on the residential component of the project, a mixed-use redevelopment on Blake Street between 30th and 31st streets in River North, local developers Invent Development Partners announced Tuesday.

Designed by , the will feature 14 three-story townhouse units ranging from 1,250 square feet to 1,530 square feet, with rooftop decks and full-size garages. Ten of the 14 units have already been pre-sold by Liz Richards of Kentwood City Properties, Invent said, while the remaining four will be released for sale once framing is complete. The project, at the corner of 30th and Blake, is expected to be completed in June 2016.

Standard amenities in the “spacious and modern” townhouses include solid quartz counter tops, stainless steel kitchen appliances, gas fireplaces and walk-in closets. A rooftop wet bar with “refrigerated beverage center” comes extra, according to the website.

“Our goal as the developer of the Backyard Residences is to deliver a product that keeps with the hip industrial character in the RiNo neighborhood,” said Jon Dwight, one of the Invent principals, in a statement. “We want our owners to feel like their homes add to the feel and design of the neighborhood and not take away from it.”

The townhouses are part of the larger Backyard on Blake project, an adaptive-reuse development that includes office, studio, restaurant and retail space around a central “backyard” park and courtyard that will open onto Blake Street. An existing industrial warehouse — a 12,500-square-foot double bow-string building built in 1932 — is being renovated and a new building built to wrap around the courtyard.

Announced tenants include and , two mobile boutiques coming indoors for the first time; , an open workshop and retail shop selling homewares; Cure All Cocktail Club; and building consultant .
