A final opportunity to own in a well-established area between Denver and Boulder: larger sites, mountain views, homes ready now

Shopping for a new home along U.S. 36 between Denver and Boulder is serious business — in a part of town where most residential sites were built out decades ago. Whether they work downtown or in Boulder, buyers here are intently focused on commuting distance, and on price – comparing what they find to VERY high prices waiting at either end of that 29 mile drive.

Close to the midpoint of the Turnpike that buyer will find Legacy Ridge in Westminster, where the last sites are being made available in a golf course community that already has a pool, parks and trails, as well as mountain views. Best yet, you can find a choice of homes that’ll be ready for move-in soon, before the holidays, priced from the high $500,000s.

“We talk to many home shoppers that think Legacy Ridge was completely built out long ago,” says Katherine Cott, sales representative, who along with Rae Frank will show you around today.

The Scene model offers a 3-bedroom-plus-loft plan that can go to as many as six bedrooms – with lots of personalization options that make this floorplan a popular one at Legacy Ridge. “There are so many things you can do with this home,” Cott told me, showing off a very creative kitchen-family layout, and a guest bedroom suite on the main level that’s shown in the model in place of the standard tandem third garage bay. You’ll see a finished basement – an option that most buyers are taking, and that makes even more sense on sites that allow for a walkout basement (there are plenty of those at Legacy Ridge).

New residents will find a community pool in place when they move into Legacy Ridge – and that’s just the start of the amenities that wrap this part of Westminster, including its state-of-the-art City Park Rec Center a half mile south at Sheridan and 104th, linked by miles of trails to Legacy Ridge and Hyland Hills golf courses and the huge Christopher Fields ballpark complex.

“This is the best piece of land you’ll find in any new home area between Denver and Boulder,” Cott adds. You’ll see how the terrain creates possibilities for walkout basements (garden levels for some of the Patio Villas) and mountain views from many of these homes; and these lots are larger than in other areas nearby according to Cott (the smallest site is 7,800 square feet).

If you like the sound of this, there’s a wide selection of homes on track for early delivery – by February for some Patio Villas; before Christmas for some larger single-family designs. That includes a Vantage 4-bedroom-plus-study plan, 2,986 square feet, with 3-car garage, on a cul-de-sac site with a full walkout basement — $683,990.

To reach the models, take the 36 Turnpike north from Denver or south from Boulder to the Sheridan exit, head north on Sheridan two miles to W. 107th Drive, and turn east a block to Yates.
