A grand opening at Southbridge in Littleton: KB Home’s Jamison Villas are just steps from the High Line Trail

Low-maintenence, paired homes near top Littleton schools offered by KB Home from the $380s

In Littleton’s popular Southbridge neighborhood, where even the most recent homes were built 25 years ago, KB Home has a rare grand opening today that offers new-home space and features, a short walk from Southbridge’s abundant trails and shopping.  Jamison Villas by KB Home, with two paired-home models, are just a third-mile from the High Line Canal Trail, and less than that to either Safeway or King Soopers. Home prices start in the $380s.

“This is a chance for somebody who likes the walkability you see in neighborhoods like Wash Park or Observatory Park, to find much lower prices in a suburban setting,” says Randy Carpenter, division president at KB Home Colorado. “People we talk to in Southbridge never want to leave it.”

Part of that owes to the trail network that lured developers to Southbridge decades ago. Just northwest of KB Home’s site for 36 paired homes lies Horseshoe Park, where the historic High Line Canal takes a sharp bend around Lee Gulch, and where namesake trails intersect. Bike riders from here will ride the Lee Gulch Trail 2.5 miles to the Platte River Greenway, linking north to downtown, south to Chatfield State Park. Or they can ride the High Line Trail’s 71 miles, west to the foothills or east to near DIA.

Meanwhile, Littleton Adventist Hospital lies just east of the neighborhood across Broadway, and Littleton’s popular Main Street restaurant row is 10 minutes northwest. Southbridge has its own dining attractions along Broadway in the two grocery shopping plazas, including The Shack Restaurant and Sports Pub, easily walkable from KB Home’s enclave. Littleton Public Schools’ top-ranked Runyon Elementary School, a 10-for-10 at GreatSchools.org, is a one-mile walk without crossing a major street.

All of that will appeal to families looking for a lower price on new-home sizing (an option to finish the basement up-front can take these to four bedrooms and 3-1/2 baths), but also to buyers who are downsizing, wanting to stay in Littleton, and who like the low-maintenance that accompanies these Villas designs. All homes will get a low-maintenance yard design, along with landscape maintenance for everything except for a private side yard for a patio, garden or for a Goldendoodle to run. The HOA fee covering that, plus snow removal, is anticipated at only around $100-per-month.

You’ll visit the Spruce plan, shown as 2,300-square-feet finished, including the option of finishing the basement, as well as a Willow plan, with 1,673 square feet, which could be more than 2,250 feet with the option of the basement finish. KB Home is offering that home now for around $450,000 — around $470,000 with a basement finish including added rec space and an extra bedroom and bath. All homes have a standard, two-car attached garage.

To mark the grand opening, KB Home will offer catered treats Saturday, Sept. 2, from noon until 6 p.m. KB Home’s new Jamison Villas models are just west of the covered bridge entryway to Southbridge, from Broadway at West Jamison Street. If coming south from central Littleton, take Broadway south past Littleton Boulevard another 2.5 miles to Jamison and turn west. Or if coming from Highlands Ranch or C-470, take Broadway north a mile to Jamison, then west.
