Trend-setting Carriage House designs at The Meadows in Castle Rock save lots of money, and maybe time, too

Oakwood is showing five model homes with attached two-car garages that are priced drastically lower than typical new single-family homes.

If you want to peek into the future at how builders will solve the affordability problem that young buyers are facing now, come see what Oakwood Homes already has at The Meadows, the master-planned community on the west side of Castle Rock.

Oakwood’s five Carriage House model homes are real single-family designs with attached two-car garages, priced drastically lower than typical new single-family homes.

From $365,000 — around $180,000 less than the average single-family home in the Denver area last month — Carriage House homes deliver a surprising sense of space in the entertaining areas. Their price is kept in check by grouping them in fours on mini-cul-de-sacs, but their individual lots are by no means small; 6,000 square feet on some homes set for September or October move-in here in The Meadows.

“They have prices for younger budgets, but we’re also getting older buyers that see them as a chance to sell their old house in favor of brighter, modern spaces,” says Leah DeFelice, who’ll meet you Sunday, June 24.

Oakwood regional sales manager Rhett Nelson says Oakwood’s neighborhood in The Meadows is another reason you should be looking at these.

“Some buyers are afraid to push their search south of the 470 beltway,” he adds, “but if you’re working in the south I-25 corridor, you might find you actually save commuting time by moving here.”

Nelson recommends that you use Castle Rock’s new exit at Castle Rock Parkway, the closest one to Denver, when exploring these.  That will take you past Promenade, the million-square-foot shopping-dining center now about 60 percent open, including a “super” King Soopers, and past Castle View High School (7-of-10 stars at GreatSchools.org) and a number of elementary schools, including charter schools.

Check rush-hour commuter times into the Denver Tech Center and you’ll find this is a comparable or quicker commute than to areas in west Highlands Ranch. DeFelice says she’s picking up buyers from new home areas there with prices $60,000 higher — and waiting lists, too.

This September, Oakwood could have you moved into a Marlo three-bedroom/2-1/2-bath plan in a new, crescent-shaped area of sites in The Meadows, absolutely wrapped in trails and open space.

It has 1,500 feet of finished space on a 6,000-foot lot, and with air conditioning, stainless appliances, quartz-and-granite tops in kitchen and baths, and engineered hardwood floors on the main level included, itap priced at only $415,000 — after some “Sweet Summer Savings” that Oakwood offers now.

And thatap not counting a prime view across Meadows open space to the buttes and promontories surrounding the town, included with that home.

You’ll see how close The Meadows’ two rec centers are, as well as golf courses, Philip S. Miller Park with its outdoor amphitheater and 200-stair Challenge Hill, and Castle Rock Adventist Hospital.
