Just up the block from Third Avenue and Josephine Street in Cherry Creek, where Hillstone resides and where Shake Shack and Barry’s Bootcamp are about to arrive, agent Dawn Raymond has a roomy four-bedroom townhouse open Sunday, Nov. 17, that comes with a nice twist either for an investor or self-employed professional.

When this project was conceived in 2002, the city approved a PUD allowing for separate offices on the street level facing Josephine. And this one shows that — a perfect setup for a shrink, a broker or an architect, or anybody else who needs work space to spread out and see clients in.

From 2 to 4 p.m. after the Broncos game, you’ll see a Mediterranean-style unit at 333 Josephine, Unit 2, just north of Hillstone’s parking, with four bedrooms, six baths and around 4,500 square feet of finished space, a nice component of which is devoted to that office suite with its own entrance.

Well-appointed with its own fireplace, comfortable seating area, a glass-walled conference room, a shelved work/equipment bay and a bath, itap comported as a lock-off space — opening the possibility that a professional could used this as a live-work home, or could rent out the office space, or might even buy it for the office and rent out the luxurious home around it.

You’ll find a wide-open great room/dining area with stucco art niches styled Mediterranean; walnut floors and stair treads; decks overlooking the east and west sides; a large kitchen wrapping a cooktop island with designer range hood; a well-appointed butler’s pantry leading to the formal dining area; and an expansive bedroom level with a gorgeous master and upstairs laundry.

Only two units in the project received finished basement space and this was one of them — with a fitness room and a temperature-controlled wine cellar.

There’s also plenty of parking that could in part be appointed to the office component — a two-car attached garage and two dedicated spaces behind the home on the alley between Josephine and York.

Take Josephine north from East First Avenue 3 blocks, just past Hillstone.
