Tulsa, Okla., developer Zack Davidson is planning an ultra- high-end $140 million condominium and retail development on 15 acres in Greenwood Village.

Condos in the project will range from about $250,000 to $1 million.

“We’re creating a four-star lifestyle that allows people to live at the same level as when they’re at their favorite hotel,” said Davidson, who has been involved in developing, redeveloping and acquiring more than $1.5 billion in real estate assets over the last 15 years.

The Landmark, a 12-story condo tower at 7677 E. Berry Ave. between East Belleview Avenue and East Orchard Road, will have 146 condos. The development will include 160,000 square feet of retail space and a high-end, six-screen theater.

Amenities include a European day spa; fitness center with yoga and Pilates; pool with cabanas and gardens; business center; private dining and wine-tasting room; rooftop terrace and garden with infinity-edge water feature; valet parking; and golf simulator.

The Landmark also will offer extensive concierge services, including 24-hour room service; in-home chef; party planning; grocery and dry cleaning pickup and delivery; floral arranging and delivery; dinner and event registration; extended-travel home care and dog walking and grooming.

The project will feature a curated art collection of more than 150 pieces from throughout the world. They will include a 19th century English gothic revival stone planter, hand-carved pillars and column tops, early Portuguese pottery tile and Chinese Sun Dynasty and Hunan pottery.

“It’s stuff that’s a little over the top,” said Davidson, who said he will spend several million dollars on the pieces.

Davidson said he raised the equity for the project from a group of private investors with a collective net worth of $5 billion. He plans to place the debt within the next 60 days.

Davidson recently opened a $1.3 million sales center that features a 1,500-square-foot, two-bedroom, two-bath furnished residential unit.

The plans are scheduled to be presented at the Greenwood Village’s October planning and zoning meeting, said Jim Sanderson, the city’s interim city manager. The project, within walking distance of the Orchard light-rail station, will be the first transit-oriented development the city has considered.

The city may provide some assistance with infrastructure, but the project isn’t far enough along to determine what the city might invest, Sanderson said.
