A look at current tax rates and what would happen to tax bills in some school districts under a plan to freeze property tax rates. Under Colorado law, the assessed value of homes is less than its market value. Under the plan homes in most school districts with low property values would see their rates drop.

— Denver: This year homeowners will pay $25 for every $1,000 of assessed value in their home which means the owner of the average $262,517 house will pay $495 in property taxes. The plan would freeze the rate at $25, instead of allowing it to drop to $23 as projected. The tax bill for the average house would rise to $534.

— Aspen, Pitkin County: Taxpayers will pay $4.86 per $1,000 of assessed value. But because the average house costs $2.3 million, that will still bring in $721 per home. Instead of dropping to $3.98 per $1,000 the rate would be frozen at $4.86 under the plan. The average tax bill would rise to $875.

— Buffalo, Logan County: The owner of the average $99,412 house will pay $276 in taxes this year based on a tax rate of $34.86 per $1,000 of assessed value. The rate would drop to $27 per $1,000 under the plan, which would cause the average tax bill to drop to $214.
