
How hot was it? So hot last week that at prices from $85,900, Classic
New Home Sales took two contracts and three additional reservations at
Pearl Street Flats near downtown the very day it announced today’s grand
opening, a half block south of Speer on Pearl, near Channel 9’s downtown
studio.
That leaves 17 units to go today, as Classic New Home Sales’ Michelle
Donahue and her team meets you by the big pool…with plenty of studios
and 1-bedrooms left at prices from $85,900 to $132,900.
“We had been searching for something where we could take advantage of
the federal tax credit,” one buyer told Classic New Home Sales principal
Katie Everett over a contract last week. They were referring, of
course, to an up-to-$8,000 credit available this year for buyers that
haven’t owned a home before (you can get details today).
You can also tour actual homes that have been remodeled from this 1960
Space-Age style apartment, turned condo…all with new kitchen cabinets,
stainless appliances, and slab granite countertops. Every buyer who
took advantage last week works in downtown Denver, says Donahue. She
noted that the Flats are a six block walk from Broadway, where heading
south you’ll find plenty of new club and restaurant development under
way around the Mayan Theater.
Everett adds that the Cape Canaveral architecture…with its trim
dressed up and set off from Pearl Street by new, matching adobe wall and
locked security gate around the pool and entry areas…is so retro that
it could be considered cool. “They call it ‘mid-century modern,'” she
told me, as we sat in the shade of mature trees beside the pool. “It’s
coming into its own again.”
In like manner, Pearl Street Flat’s new marketing blast is calling the
project, “Where Hip Meets Affordable.” Homes are sized from studios at
just over 400 square feet to the one-bedrooms at 620 feet…with the
larger units accompanied by a dedicated parking space.
“It’s a great location,” says Donahue. It’s an opportunity to be able
to afford to own here.”
