A fleeting chance for affordable single-family homes inside the Denver Tech Center’s expensive orbit

In a market where nobody could have been expected to sell anything, Berkeley Homes has plowed through 100 sales of its sharp looking single family homes in Centennial…with most disappearing to out-of-state relocating buyers who want to be seven minutes from the Denver Tech Center. But right now, with just five homes left, it’s local families that should be looking at this, before the last is gone.

This is the day to do that, as Berkeley Homes gives out a $10 Starbucks card to any party visiting those remaining homes at The Village at Centennial, just north of Arapahoe Road at Potomac, five minutes east of I-25, Saturday, Sept. 19. You can also register to win one of two pair of first-level seats for one of the final Rockies cliffhangers at Coors.

Like the Rocks, Berkeley’s builder Rich Laws has beaten back some big competition to reach close-out of this enclave, in a price range (from under $400,000) that’s entirely dominated by large corporate builders. Helping out is his location (in Cherry Creek High School’s hallowed bounds…much closer to DTC, Inverness, Meridian and other I-25 office campuses than competing areas in Aurora or Castle Rock)…but also, the value that Berkeley deliverers in cost-per-square-foot.

Under $200–that’s what Berkeley offers in a ‘Devereux’ farmhouse-styled 2-story you can visit, near-ready for move-in. It has three bedrooms, 2-1/2 baths, upstairs study/homework area and a master with five-piece bath and his-her closets. The home site allowed for a day-lighted garden-level basement and a redwood deck, along with full yard landscape. There’s Brazilian cherry flooring; cherry cabs and granite in the kitchen.

The price is $449,968 for 2,368 feet of finished space…punching into your calculator at $190/foot. Berkeley has a site or two left where it can do its popular 1,800-square-foot ranches that have drawn buyers wanting to be near grandkids. But the last sites, Laws says, are more likely to go to families looking at schools and the proximity to Family Sports Center, Cherry Creek Park and other attractions.

“You’re going to have a hard time picking out the exact bottom of the market,” Laws added, noting that The Village has already held its value better than surrounding Southeast areas. “The market has already pretty much corrected at the very bottom end, and this price range will probably be the next to come back.” Take Arapahoe east from I-25 three miles to Potomac and turn left.
