With just two homes left from $199,900, Palomino Park in Highlands Ranch closes out with up to $5,000 off

There aren’t many builders who wouldn’t rethink some decisions they’ve made over the last year…but one project you wouldn’t change a bit is Gold Peak in Highlands Ranch–super affordable condos, many of them single-level, that have been the only way to buy a new home in security-gated Palomino Park, with its Cancun-style pool and great access to golf. Gold Peak was second fastest-selling project in the entire metro area last year (number-one in the suburbs)…now down to just two homes, with a closeout special that’s designed to make both of them disappear today.

With a $5,000 special included, Sunday June 21st only, the price of a “Little Bear” 2-bedroom, 2-bath flat, over 1,100 feet plus an attached garage, drops below $200,000…right in the center of what Realtors say is a hot market now–lots of demand and very little supply.

Who’s the probable buyer? It could be somebody selling out of a more expensive single-family house in Highlands Ranch–also a pretty good market now–to get no-maintenance living and proximity to Highlands Ranch Golf Club, just west of Palomino Park’s huge campus.

But at only $199,900, it could also be somebody starting out, maybe using the up-to-$8,000 federal tax credit available this year if you never owned before. The commute to the DTC is a snap; less than a mile to E-470, and to the ‘restaurant row’ along S. Quebec Street.

Either buyer is going to love Palomino Park’s amenities: tennis, putting green, sports fields, the social scene at the pool, a clubhouse and fitness center as good as anything you could pay to join, and a bar/grille overlooking the pool scene. As part of the closeout, your HOA for all of the accoutrements is covered for the coming year.

Either will also want the 24-hour gated access at Palomino Park, says Laura Levy, vice president of Crescent Partners, which oversaw Gold Peak’s sales success. When you arrive from Quebec onto Palomino Parkway, you’ll check in at the gate before making your way to the clubhouse to tour the two homes. The least expensive has granite tops, big terrace that opens from the entertaining area, and a location across from a party-sized hot tub and barbecue pavilion).

By the way, both of these had already been reduced another $20,000 last month from where they were originally priced. The special applies only to homes that go under contract June 21, 2009.
