Evergreen, where median home sales run well over $300,000 and average listing prices are over a million, has a demographic curve that’s just what you’d expect: Plenty of 40 and 50 year-olds…some young kids…but practically nobody around 25, because they can’t afford it.
So it’s no surprise that many buyers for an affordably priced grand opening at ElkTrail at The Ridge, North Evergreen, have been local residents, either shopping for something luxurious and low-maintenance for themselves, or looking for something their kids can afford to own without leaving town.
With prices from the mid-$200s, Realtors have been impressed, too, says Casey Sauer with the New Home Store. “What a great price; I think you’re going to see a lot of traffic,” one agent said at a private party in the models last week.
“Look at how close you are to everything,” Sauer added during a tour. That includes the popular bike routes through Evergreen and up to Echo Lake that start a half mile away…not to mention all of the dining that’s right in Bergen Village, a four minutes walk from ElkTrail: Le Peep, Camp Grounds Coffee, Jalisco, The Everest…plus theaters, King Soopers and The Bagelry (supplying bagels for today’s opening).
Just as with New Home Store’s other offerings, these are homes that were taken off the market, re-priced, and in most cases upgraded to nicer finishes than when they first opened: granite kitchens, full appliances including fridge and washer-dryer, nice window blinds, and fireplaces trimmed in tile. You’ll see a double-sided one in the very lowest priced–$269,900, 1,330 feet in a 2-bedroom, 2-full-bath plan.
Among four furnished models you’ll also see a ranch (one available right now at $298,900) designed for couples moving out of single-family world, wanting a good jumping off point for reaching either the city or the back country. New Home Store is providing $2,000 in closing costs for anyone using their approved lender.
Six other neighborhoods are open at New-Home-Store.com…in Lowry, Arvada, Thornton, and three in Aurora, at prices from as low as $65,900. To reach the grand opening in North Evergreen, take the Bergen Parkway exit from Evergreen Parkway, turn left on Sugarbush and left again onto Sugarbush Drive, then east two blocks to Red Lodge.
