
In the rolling countryside along the Boulder Turnpike, something’s stirring this fall…Realtors reporting strong sales in the $150,000 to $350,000 range where many older homes are centered. But the real opportunities could lie just above that mark, a range where you can tour some lavishly appointed, low maintenance patio homes today that have been re-priced way, way down…several by as much as $100,000.
“The buyers who we’re seeing now are often from out of state,” says Sheffield Homes’ Jessie Warren, who took me on a walk-through of several ranch and main-floor master homes you can tour at The Villas at Country Estates, between 136th and 144th on Aspen, a mile east of 287 in neighborhood where some homes are priced in the millions.
Numbers of recent buyers have the same story…coming to live closer to their Colorado grandkids along the Turnpike corridor. But the ones who should be looking at this, Warren adds, are local buyers who may have seen this very same gated enclave when it first opened last year, at prices a full $100,000 higher.
“Look at the quality of this,” Warren told me leading me into a cottage style ranch you’ll tour today, with landscaped and maintained front yard, a landscaped private backyard, warranted concrete-tile roof and rich looking stucco finish. The kitchen has granite tops on counters and bar, Jenn-Air appliances, and a walk-in pantry. There’s a bay-windowed master and an extended, covered patio out back with plumbing for a gas grill, and a view across Broomfield’s Lake Link Trail along a cotton-wooded horse property.
The home was originally $507,040…now $407,040…complete with 2-car garage and a well day-lit basement that can be finished right now, if you want, for $29/foot.
You can see a few others with even more size and lavish finishes, also priced way down…including a 2,695-foot main-floor master that has a 3-car tandem garage. You’ll also tour Sheffield’s stunning model home, with Venetian plaster interior in a rich, provincial style. It’s going on the market with furnishings and decorator features included.
The Villas, set behind a security gate, is eight minutes from Flatiron Crossing, a mile-and-a-half from new Exempla Medical Center, with good access to new shopping on 144th and 136th. Take Wadsworth/U.S. 287 north from Broomfield to Dillon/W. 144th Avenue and turn east 1.5 mi. to Aspen Street, then south a half mile Durango, and west to the gate.
