With new plans that give space, quality at low price, Oakwood has 27 sales in Castle Rock since New Years

Between scenic ridges around Castle Rock, new home counselor Melanie Gayer is having experiences this spring that nobody selling homes would have had two years ago. “I’m getting hugged by buyers,” she says. “People are shocked that we’re giving them this kind of space at this price.”

Gayer and community manager Rhett Nelson will have pizza waiting for you when they show the reason why at Oakwood Homes’ Morningview, west of the Castle Rock Outlet Stores: Two new floor plans that deliver single-family space at around $109/square foot…in surroundings with a new Douglas County elementary school, master planned amenities, and some scenery, to boot.

“It’s like we get our cake and get to eat it, too,” one firefighter who bought Oakwood’s new ‘Francisco’ plan told Gayer. Other buyers (Oakwood has had 27 sales in Morningview since Jan. 1) are coming from out of state. “The people from California are stunned,” says Nelson. “They tell us these would be over $700,000 in San Diego.”

At Morningview, $239,000 buys the new ‘Fairview’ from the Carson Series…value-packed at a beginner-buyer price, but that Oakwood is building on larger, move-up-priced home sites here. It delivers 2,193 feet finished — three bedrooms, 2-1/2 baths, including some finished basement space for a media room…and a choice of options at no cost, such as a ‘Spa Bath’ with designer tub and separate shower with seamless glass door and rain head.

All of this is prompting Oakwood to offer two more things you never would have found in 2008. The first is a buyer contingency plan: Sign a contract, and if your old home doesn’t sell, you can leave the agreement. “The truth is, the older homes are moving fast now,” says Laura Duhot (A few blocks further up Morningview Lane to Opportunity, she’ll show you luxury sized homes…two of them at only $96/foot). “People who visited us last year who were worried the sky would fall are wishing they had bought.”

The other reason is a buyer referral program: Come see these (New Beginnings plans start from the $170s), tell your relatives in California or anywhere else, and if they buy, Oakwood will send you $500…even if you don’t own an Oakwood home!

You’ll see a choice that can still deliver in time to qualify for the tax credit…all with “High Performance” energy features, walking distance from Clear Sky Elementary, close to “The Grange” pool and Ridgeline Open Space. Take Meadows Parkway west from I-25 two miles to Morningview Drive and turn left.
