Luxury patio-ranch models wrapped in trails and views lure buyers to Tuscan-styled Solterra near Red Rocks

Shirley Terry recalls the day last summer when her husband Vern returned to their south Denver home after one of his Saturday hikes around Red Rocks Park and said, “C’mon, let me show you something.” She followed him out the door, into the car, and ten miles west to a hillside south of Green Mountain, where they parked facing Lot No. 21 in Remington Homes’ patio home enclave at Solterra.

Today you can see that lot, where Remington Homes is building them a 1,782-foot patio ranch (actually about twice that size counting a finished walk-out level), with a view across the foothills that would leave their south Denver neighbors awestruck. You can tour Remington’s model today (with coffee), as well as another home nearing completion…and check out a ‘905’ plan that Remington just introduced that brings the patio-ranch life at Solterra down to $439,950.

You’ll also see models by three other builders and a half dozen custom builders arrayed across Solterra’s 800 acres, all displaying stone-faced Tuscan architecture that’s a match to the rocky vistas, as well as to the community’s lavish, 6,000-sq. ft. ‘Retreat’ villa with outdoor pool. From there, you’ll see cyclists traversing trails inside the community and further up the slopes of Hayden/Green Mountain open space; and to the west near Dinosaur Ridge, Solterra’s personalized interchange on C-470. Using that access, outdoorsy types like Shirley and Vern can be headed up I-70 or U.S. 285 within five minutes.

In total, 16 buyers signed on for Remington’s low-maintenance lifestyle since last summer’s opening…but Remington’s Peggy Marvin says she’s seeing lookers who passed on the offer then, back out at Solterra for a more serious look. “It’s the setting we have,” she says, but adds that buyers tell her they’re feeling more confidence now…seeing homes selling in their older neighborhoods. It’s also the low-maintenance lifestyle, added Shirley Terry. “We’re tired of yard work,” she said. “We want that to be somebody else’s deal.”

Remington takes that off their hands–and offers them what’s just short of custom-building, for couples who have owned for decades and are very, very picky about how things are done. (She had walls moved to extend the master bath and added a wet bar, a gun room and home theater on the walk-out). You’ll also see models by Infinity Home Collection, Wall Homes and Cardel Homes…plus customs. Take C-470 north from Morrison or south from I-70 to Alameda and head east. You can also arrive from Lakewood on either Alameda or Morrison Road, to Indiana.
