In Winter Park, Denver buyers snatch up 2-bedroom condos with attached garages; event next Saturday from $179,000

Five months ago, visitors to Winter Park were doing just one thing–skiing. This summer, they’re hiking, biking, fishing and looking at resort homes…in bigger numbers than mountain brokers have seen in four years. “I really haven’t seen this since ’03,” says Realtor Gary Glenn, who’s sold six new 2-bedroom/2-bath condos at Sterling Pointe in Fraser, eight minutes from Winter Park’s slopes, in the past two weeks.

But next weekend is the moment you want to be here, when Glenn holds an Event Day at Sterling Pointe, with its big units (all with real attached garages, not a bank of garages you have to walk to) at special pricing starting from as low as $179,000. Glenn and developer Hugh Davidson of Wintergreen Homes will have Smokin’ Mo’s Barbecue on hand between 11-2 Saturday…and will open sales on a final first-phase building (with the new under-contracts, well over half of Sterling Pointe’s homes are gone).

The pricing, says Glenn, is no gimmick: He’ll show you three 2-bedroom homes that are all right at $189,000, each with big family room with fireplace, bar-kitchen with slab granite and appliances, even fridge…not to mention the garage. Glenn had 25 brokers over to the condos Wednesday night, who are now, he says, recruiting buyers for the one-weekend event. “We’re even attracting brokers and buyers from over in Summit County, because of the quality and pricing,” he adds.

Ones who have already bought will also be on hand…out enjoying summer in the Rockies. “They’re up here all the time,” says Davidson, noting that the mix includes Floridians and Texans; but more from the Front Range–locals who can be up here in 80 minutes. “People tell us they don’t want to have to deal with the Eisenhower Tunnel,” he adds.

Aside from Sterling Pointe’s charms (it’s the hottest selling project in all of Grand County, Glenn says), condo sales are up 43% in the Winter Park/Fraser Valley market, year to date. Should you wait for Saturday to check in? Absolutely not, Glenn says: There are only nine left, and word is passing between brokers and buyers. “Call me now,” he says –or email info@pruwp.com. Next Saturday, Aug. 7, all Prudential Winter Park agents will be on hand at Sterling Pointe, along with a MetLife rep to tell you about financing. “He’s pre-approved Sterling Pointe for qualified buyers,” says Davidson.

Take U.S. 40 up to Winter Park and continue through town, past the new Fraser Valley Rec Center, into Fraser and a right at the stoplight at the Safeway, then head east on Meadow Ridge one mile.
