There’s a reason why Oakwood Homes’ New Beginnings models in Green Valley Ranch are the fastest sellers in all of Denver (137 sold since January). You can actually buy your family a big, new 3-bedroom single-family home with attached 2-car garage and high performance energy features, cheaper than you can rent a 3-bedroom apartment — often much cheaper. Oakwood will prove it to you today…even serve pizza to the family, just to get you to see the models.

“Where’s the home we can rent for under $900?” one couple asked, who stopped in after driving by Oakwood’s sign in Green Valley Ranch. “You can’t rent it,” replied sales counselor Chris Kennedy. “At today’s rates and 3-1/2% down, you can own it for that.” The couple and their toddler-aged kids will close on their new home in two weeks.

That model for under $9000/month is a 3-bedroom ‘Emory’ (it’s on view today) with 1,400 feet, plus the garage. From $149,640 at current rates of around 4.5 APR and at 3-1/2% down, the 30-year payment includes the taxes and insurance. (Green Valley Ranch, with its parks, golf course and new Science & Technology campus, has no monthly homeowner dues.)

“People who rent are amazed; they’re prepared for something more like $1,100,” says Kennedy, who with Jeff Friant will greet you today. The trick, of course, is coming up with the down (around $5,240); but Oakwood offers families a Home Buyers Club (Kennedy and Friant can put you in touch) to counsel on that and credit issues, including the possibility of a CHFA loan that wraps the down into a second loan at the same rate. “It takes about six months from start-to-finish to build, and often the timing works out great…just enough to resolve any credit or down payment issue,” says Kennedy.

Nevertheless, Oakwood has a choice of homes for buyers who can close faster…including an Emery on a site backing to open space, with an upgraded kitchen, at $168,358. “The big thing is the rates,” says Kennedy. “People are usually better off buying now than last spring when $8,000 tax credits were available.” You can also ask about Oakwood’s new Geneva Square designs created for 18-choice sites on or near Green Valley Ranch Golf Course, with manicured landscape, big urban-style porches and loft spaces (They’re nearby at Oakwood’s Parkwood models, north of Green Valley Ranch Boulevard).
