With a season family ski-pass giveaway, Winter Park’s Grand Park is a neighborhood with an old ski-town feel

How do you mix what people like about the mountains with what they like about small towns? Developer Clark Lipscomb pondered that 20 years ago while ski-bumming in everybody’s favorite mountain town, Aspen. Now he’s building such a place that’s three times closer to Denver, in Winter Park. You can tour it over the holiday weekend, enjoy a light lunch, and throw your hat in on a family ski pass, to boot.

Grand Park, on the north end of Winter Park, gives away a Winter Park season pass-for-4 to one lucky family that visits this weekend or next; and will include a new rec center season pass with any home sold in Cozens Meadow. That’s a nice offer, but tiny in comparison to how much these big homes (3,000-4,200 foot) are already discounted: The least expensive is $140,000 off 2008 pricing, $250,000 off some others. You can take another $50,000 off today…or if it’s a model, keep the designer furnishing package.

“The Winter Park market is on an upswing, and at prices from $167 a foot, our Craftsman style neighborhood represents the best ski town value in the Rockies,” says Lipscomb, president of Real Estate for Cornerstone Holdings, LLC. You’ll see a smart-growth plan that could be a new rendition of Aspen, or Wash Park, for that matter. The more neighborly feel along with Grand Park’s amenities, he adds, draws a higher component of year-round residents than average mountain areas enjoy…some of whom moved their permanent homes here from out of state.

Meanwhile, you’ll see two other features a “new” mountain town should have: The Village at Grand Park includes the new rec center and a general store and has plans for shops, taverns and other attractions, set away from U.S. 40. (Lipscomb already bikes with his 5-year-old into Winter Park Market & Café for gelatos, passing ponds where residents can fish and their dogs can play.) …Also, a 1700-acre master plan with loads of trails and open space, reaching back to the national forest.

Homes are Built-Green, with 5-Star-Plus energy ratings and custom quality finishes. “With a low cost HOA and low utility costs, they’re a terrific opportunity for a much higher quality lifestyle in a top ski resort,” Lipscomb adds, noting that a total-care option is available for lock-n-leave living. With the extra $50,000 off on the next four homes, Cozens Meadow starts at $549,000. To reach Grand Park, take I-70 west to U.S. 40; then west 28 miles, through downtown Winter Park to a left at Old Victory Road at Bank of the West.
