
Nothing could be clearer than the market signals Nick Dembeck was hearing last spring, at his model home at Latitude at Vista Ridge, near the 18-hole golf course: “Everybody coming in here was looking for a ranch,” he says…couples from Westminster and Boulder; another from Florida; a lady giving up her condo in downtown Chicago. “Some people golf and others don’t, but they all want single-level.”
Today, he’ll have coffee and cookies out as Latitude’s builder, Chartered Homes, delivers big-time on that plea: Just off Highway 7, two miles west of I-25, you can tour a grand opening for two ranches newly designed for this market: from $235,000, finished basement space included, with one plan coming in at just under $94/square foot.
Both models are designed for the same low maintenance sites that Latitude created for Vista Ridge, surrounded by pocket parks and linked by trails to Vista Ridge’s golf clubhouse, two attractive pools, fitness center, tennis courts, and its popular club bar and grille.
Even visitors to this summer’s Parade of Homes couldn’t yet see inside these. The builder first had to sell out the neighborhood’s existing two-story plans…and then faced heavy spring rains that set back construction even further. Both of the ranches you’ll tour are available for purchase right away, and Chartered has two more that can deliver in 60 days…including one of the larger plan, two bedrooms and two baths up; 1,560 feet on the main, plus third bedroom/bath and 1,400 more feet finished in the basement.
It’s priced at $279,995. The size-value owes in part to the narrow footprint on low-maintenance lots; however, notes Dembeck, these are all single-family with 2-car garage…nothing attached to another home. Kitchens are roomy and masters come standard with a five-piece bath, or an oversized seated shower, if you prefer. “We’re basically a custom builder,” he added, pointing to the vast reaches of the finished basement you’ll see in the larger ranch — plenty of room for an office, or media room, or a stand-behind wet bar (a $2,500 option).
“If you can find a better deal, buy it,” Dembeck added, noting that HOA fees are currently $115/month for the master-planned goodies. “You’ll see the neighbors biking over to the club in groups.” If you want to save commission fees on the sale of your older home, Metro Brokers Cherry Creek offers a list-assist deal, 2.8% plus $500. The grand opening is just off Highway 7 at Vista Ridge’s first entrance west of I-25; or from Boulder, take Baseline east past Lafayette to Mountain View.
