Continuum Partners has a new plan for the Kent Place development in Englewood that will include residential units and smaller commercial amenities that neighborhood residents have asked for.

Development director Kevin Foltz said a meeting with neighbors from all sides of the 11-acre property at South University Boulevard and East Hampden Avenue echoed feelings heard at a well-attended neighborhood meeting in late July.

“A mix of uses, bring residential back into the plan, pedestrian- friendly streets and a sense of place was what everybody was looking for, and we went back to the drawing board . . .,” Foltz said, adding that the actual multifamily residential design configuration and smaller commercial components are yet to be firmed up. “What we’ve found is that in this location, the multifamily renter- by-choice is what’s viable.”

Foltz said the preliminary plans have had a positive response from city officials and advisory groups.

The new Kent Place plan will have up to 300 residential units with a mix of one-, two- and three-bedroom units in multistory buildings. The commercial portion probably will be reduced to about 45,000 square feet, he said.

Foltz said he hopes to be able to start construction in the first or second quarter of next year.
