Large ranch plans are the thing, as D.R. Horton opens new models and sites at Westminster’s Huntington Trails

In a market like this, builders are very careful about whether and what they build. But D.R. Horton has been getting loads of positive feedback about its big ranch models with 3-car garages, and today you can come see a grand opening for Huntington Trails in Westminster, a luxury area beside McCay Lake, where a new model and sites are being launched. You can be first to see the finished ranch — but two buyers already wrote contracts there last week.

“We’re seeing buyers that are genuinely excited by ranches,” says Brian Schroeder, who along with Trena Kloss will be there today a mile west of I-25 on 144th when D.R. Horton’s ‘Chamonix’ opens – one of four large ranch plans offered, along with a handful of 2-stories. Schroeder and Kloss have been tracking the demand for ranches from D.R. Horton’s Marshall Lake community, further east in Thornton (that area has just seven homes left).

Meanwhile, planners at D.R. Horton were watching a near-amazing success at Spring Mesa community in west Arvada, which ran uphill against the market all year…partly on the success of large ranches. (The buyer that bought the first home in Huntington Trails last week, picked the ‘Delaware’ ranch model from one she saw in Arvada.)

These new ranch designs are value packed – around $157/foot on the 2,817-foot Chamonix model, three bedrooms plus a study, opening today. That’s before you figure in a standard 3-car garage, and 1,300 feet of basement for future finish or storage. On these large lots at Huntington Trials, D.R. Horton includes front yard landscaping plus another 2,000 feet of irrigated sod in the backyard, and a neighborhood with pocket parks and plenty of open space, connecting to a community pool and the lake.

“People love Westminster,” Schroeder says, adding that the area is served by Adams Five-Star Schools including Legacy High, and has Orchard Town Center, King Soopers, Safeway and Starbucks all within two minutes. You’ll also see D.R. Horton’s trademark ‘7-Diamond Kitchen’ to be included standard–36-inch recessed gas cooktop with range hood, plus counter-depth GE Profile fridge, double oven, tile backsplashes, wine cooler, pot filler, self-closing drawers with glides and more. Buyers, Schroeder notes, are skewing younger than you might imagine…more of them with kids that have just left, or still living at home (among the non-ranch models is a Lennox 2-story, over 4,100 feet plus basement and the 3-car garage, from around $118/foot.)
