Meritage Homes – the company that created its own super-efficient energy package and shows you the insulation right through the walls – has been so popular at HorseShoe Ridge in Parker this year that they’ve gone through almost two-thirds of their 54 home sites and are outselling a big, national builder next door. “We have so many nice features not even counting the energy, and our models show how people really want to live today,” says Meritage’s Liz Geary, who’ll be there with Tamara Bond to show you around, Hess Road east of Chambers.

Geary and Bond have two other reasons why you ought to see these homes today, rather than waiting for next year: Meritage’s neighborhood is poised to benefit from two big projects that are re-shaping the way people think about Parker – the new RidgeGate Parkway link that makes the area much more commuter-accessible to I-25; and Rueter-Hess Reservoir, expected to open late in 2012, larger than Cherry Creek Reservoir, just two miles west of the neighborhood.

Sooner than that, Hess will cut all the way west to I-25, giving residents another way out. Families here also like nearby Gold Rush Elementary – 8 for 10 stars at GreatSchools.net – as well as Douglas County’s highly rated Cimarron Middle and Legend High. But it’s the floor plans, Bond says, that are the deal-closers. “People are always saying, ‘They’re so open,'” she adds. “They really like the lofts that are designed as kids’ areas.” Three-bay garages are standard, along with 2-tone paint, and open handrail staircases. You’ll see a super low-priced option for a gourmet kitchen with double oven, cooktop, slab granite and extended hardwood flooring.

All of this proved so popular that Meritage is looking ahead to its next Parker opening -Canterberry Crossing from $234,990, including sites on the Black Bear Golf Club fairways. Models there don’t open until next month, but you can ask now about a pre-sale incentive and see plans set for quick delivery from the $280s. As at HorseShoe, all show Meritage’s energy features — HERS scores drastically lower than typical houses built a decade ago (One of Canterberry’s models will have the ‘Deconstructed Home’ breakouts showing the insulation that could, Bond notes, save 30% to 50% over your current energy bill).

Meanwhile, at HorseShoe you’ll tour two models including the 4-bedroom ‘Glenwood,’ 2,897 feet, amazingly wide open; as well as a ‘Frisco’ 4-bedroom-plus-study set for move-in now, $330,561. You can also ask about Meritage’s final three homes even closer to RidgeGate Parkway in Meridian Village. To find HorseShoe Ridge, take RidgeGate east from I-25 to Chambers, turn south to Hess, then east a mile.
