Metro Denver home prices, including distressed sales, fell 0.4 percent in October from October 2010, according to the CoreLogic October Home Price Index.

The decline, however, represents a moderation from the 1.3 percent annual drop measured in the September index. And if distressed sales are excluded, metro Denver home prices actually rose 1.3 percent in October on an annual basis.

Distressed sales include bank-owned properties, foreclosures and short sales where a lender accepts a sales price below what is owed on the mortgage.

In Colorado, CoreLogic estimates home prices fell 1.2 percent year-over-year in October including distressed sales and rose 0.1 percent excluding them.

The states suffering the greatest depreciation in home prices in October were Nevada, down 12.1 percent; Illinois, down 9.4 percent and Arizona, down 8.1 percent.

Appreciation was strongest in West Virginia, up 4.8 percent; South Dakota, up 3.1 percent and New York, up 3 percent.

Nationally, CoreLogic is reporting that U.S. home prices, including distressed sales, decreased 3.9 percent in October on an annual basis and fell 1.3 percent between October and September.
