As high-end buyers return to the downtown condo market, One Lincoln Park shows off its most luxurious homes, views

Robin Lake and her sales team at One Lincoln Park were already feeling pretty good about the downtown market (they sold out of 30% of their remaining homes last year) when they began seeing something that downtown developers have hunted after for four years. “We’re suddenly finding a tremendous interest in higher-end buyers looking at our remaining penthouse-style homes,” says Lake – adding that another three One Lincoln units closed in the normally dead month of December.

“People are even talking to us about combining units – something we haven’t heard discussed in years,” Lake added. Possibilities like that, along with their remarkable views of the downtown scene, are on display today and this weekend at One Lincoln Park, between Lincoln and Broadway at 20th Street.

Lake notes that visitors to the Welcome Center on the corner of the building will notice four street level retail spaces that were designed into One Lincoln Park as part of its multiuse plan. All four of those spaces sold before the holidays.

Meanwhile, two recent penthouse buyers made the ultimate endorsement of One Lincoln’s iconic architecture and views, says Lake. They’ve bought premium units as “shells” – just the walls, the glass, electrical and other fixtures, none of the finishes; then set out to invest another million-plus dollars each on totally custom finishes.

All of this, together with the upbeat assessments that housing experts are giving Denver and its super-popular downtown lifestyle, has One Lincoln Park taking a new look at its pricing. “With that success, we’re anticipating prices will continue to increase every quarter,” says Lake, adding that the average price point in 2011 was in excess of $750,000. “We still have a great range of prices and views, including some very attainable ones, but nothing will be the same three months from now.”

Included in that tour, sales associates will show you the last two residences with space and views that are priced around $2 million … a choice of other penthouse-style homes from $620,000 … the large decks and downtown/mountain views still available … and residents’ outdoor infinity pool, part of the year-round amenities of One Lincoln’s ‘Owners Club’ and fitness center.

You’ll also get a feel of the uniqueness that sets One Lincoln Park apart from some of its downtown competitors – including much more intimate elevator foyers with no more than four or five residences per floor. One Lincoln’s distinctive, terraced architecture predetermined that each floor plan, even the least expensive, is one-of-a-kind unit, rather than a Xerox copy of dozens of units above and below.

Lake says that one other factor is playing into One Lincoln’s high-end success: Buyers like the fact that One Lincoln already has a high percentage of solds on its premium residences, including multiple sales in the million-and-up range; backed by an HOA with reasonable dues and strong reserves. Less than 20% of sales, she adds, have been to investors looking to flip their homes, or rent them.

Along with the higher-end units, visitors can see a final residence priced under $400,000 – along with a newly created floor plan priced under $500,000. Of course, they’ll also notice the proximity to the Brown Palace with its premium dining and taverns, to Trinity Grille, and the choice of walking or Light-Railing into other restaurants and theaters in the heart of downtown. One Lincoln Park is two blocks north of the Brown Palace; take Lincoln north into downtown to 20th and watch for the corner welcome center.
