Market analysts are noticing that the Denver area now has less than a 2-1/2-month supply of homes for sale under $250,000 – but you don’t have do any math to see where things are headed. All you need to do is talk with buyers like Doris and Jim Peyton, who are on track to buy an affordable new home in Green Valley Ranch, after turning the resale market upside down looking for a right-priced older house.
Oakwood Homes (it’s sold an astounding 38 homes around Denver since New Year’s Day) will show you what the Peytons found at Green Valley Ranch, and serve you pizza today while you explore the models. But the chance to get your own version of these homes is disappearing fast. “We’re already inside of 40 sites where we can do our New Beginnings II; and we sold eight of them last week,” says Oakwood’s Jeff Friant, who along with Chris Kennedy will show you around.
A few months ago the pair welcomed in Doris Peyton, who had seen Oakwood’s Green Valley Ranch sign while driving from her job at DIA’s Embassy Suites. Since May, she and Jim had been looking at re-sales in a range of $160,000-$200,000; and had made unsuccessful bids on six houses, some full price. “They (Oakwood’s) were actually in our price range,” she said. “I called my husband and told him, ‘Get over here fast.'”
Jim Peyton, who works for Littleton Schools but has plenty of construction experience, gave a sharp eye to Oakwood’s models and then consulted an appraiser. “They will never go down; you can’t do wrong,” he recalls was the reply. Most compelling, Peyton adds, were the energy savings the couple could reap by buying new from Oakwood. Their present house, an 1,100-foot ranch, gets bills in the $110-per-month range during summer, $180/month in winter. “Their new Turner plan,” says Oakwood’s Friant, “will get bills closer to $70 to $90 a month, and it’ll be over 500 square feet larger.”
Oakwood, he adds, will guarantee the bills for the first two years of ownership – and has a ‘net-Zero’ home you can see today at New Beginnings that’s designed to use no purchased energy at all. “What you don’t have is a lot of time,” says Oakwood’s Alisa Poncher. “The way these are selling, prices will be going up; and they won’t be available six months from now.”
