With 12 sales since January, time is running short for Pinnacle at City Park South’s ‘Chamber of Commerce’ views

When their big house in Hilltop started feeling empty, Steve and Nancy Litvak searched all over downtown for a low-maintenance pad – all of the condo towers in LoDo; even south into DTC…”but we always came back to the Pinnacle,” said Steven Litvak. “It was one of the best decisions we’ve ever made in our lives,” he added, about their purchase at The Pinnacle at City Park South of a 3-bedroom condo that has what he calls ‘the Chamber of Commerce view’…the same view you see from the Museum of Nature and Science, of downtown set against the mountains.

At The Pinnacle’s park-side address two miles east of downtown, you can see a home today that’s pretty much the same offer: 3-bedroom, 2-1/2 baths plus an office, 2,286 square feet of finished space, top-shelf finishes including Wolf and Sub-Zero appliances, unobstructed views of skyline set against the back ranges, and over the park and lake on the north — $924,900. But sales reps Terri Hayes, Nicole Camper and Candace Glass say that time is running out to pick your perfect unit. Closing another sale that evening, the team has gone through 12 sales since Jan. 1, taking the list of availables from its original 268 units down to 30 remaining in The Pinnacle’s final tower (there’s a last single-bedroom left in Tower One, at only $249,900).

“This is the last chance to get some of our plans,” says Camper, adding that the penthouses are already gone…and that if you’re looking for a lower priced 2-bedroom/bath-and-a-half plan, you need to be talking to The Pinnacle now. “We saw the pace start picking up last November. We’ve seen a lot of people sitting on the fence, taking a chance that they’ll be able to grab a resale in here; but if you do, you miss out on the two-year warranty that comes with buying new.”

You’ll also take a chance on missing what is doubtless the best pool/recreation area of any of Denver’s tower projects (it’s the first stop on the tour): a sprawling Italianate plaza with big pool and firepit, flanked by party rooms and a club-scale fitness center, all with gorgeous views. Litvak, reflecting on the resort-style amenities, quips that he sometimes feels a passing fear that he’s going to get a call from the concierge, reminding him about check-out time.

“All of the things that attracted us, we use,” adds Litvak, noting that Nancy is in the book club…they have memberships at the museum and at the zoo, where they take visiting grandkids…and they’ve hosted parties in the common area. “We’ve met so many nice people here.”

What all of those residents, young and older, agree on is wanting a sense of community that they couldn’t find in the middle-of-downtown projects. “It’s a real community,” adds Litvak. “We’ve always lived in the city; it’s the whole neighborhood. The people here are what make it so great.” Two blocks south are newer dining/entertainment attractions including Stella, Annie’s Café, Mezcal, Atomic Cowboy, and Encore on Colfax, beside the Denver Film Center theater and Tattered Cover. That’s not to count restaurant row on Seventeenth leading downtown, west of the park.

And there’s the low maintenance – landscape, snow removal and the rest, all taken care of. For Litvak, who recalls the hassle of getting their house ready to leave when they headed for Arizona, that may be the most decisive aspect of their new lifestyle. “It was a huge distraction through the winter,” he recalls. “Moving into The Pinnacle was the answer; it’s liberated us from those responsibilities.”

Hayes, Glass and Camper will welcome you (AND your pet) today or this weekend; but be advised you may not want to wait until Sunday, getting much busier. To reach from Lincoln/Broadway in downtown, take 17th east (becomes 17th Avenue) 1.8 mile, past York to Fillmore, and watch for guest parking; then check in with the concierge in Tower I.
