Crowds of buyers arrive at Anthem Ranch looking for single-family ranches. New sites open this weekend

At Del Webb’s Anthem Ranch, with a 55-and-older ranch lifestyle that’s attracting boatloads of buyers this spring, today you have your first chance in months to see new home sites in the community (Del Webb sold 90 of those ranches to purchasers who discovered Anthem Ranch last year). Along with that new release of sites, wrapped in open space, you can tour ten furnished ranch models…and learn a whole lot more about how you should be planning your move.

“It takes time for couples to get their heads around downsizing,” says Del Webb’s Tom Studebaker, who’ll be on site with David Foster and Melanie McKenna as Anthem Ranch opens its Neighborhood 11 area of sites – the first new ones Anthem Ranch has released this year, while buyer demand has been growning at unexpected rates. “We’re busier than we’ve been in years,” he adds. (Thirty couples walked in the door at Anthem Ranch’s visitor center last Sunday, when no ads ran.)

Making the situation even more competitive for Denver-Boulder area buyers are unprecedented numbers of buyers arriving from out of state – many from the Midwest, who see Colorado as a better retirement destination than overly hot or overly muggy destinations further south. A surprising number haven’t hit their sixties yet – many are still working — including one couple that walked in while Studebaker was showing off the views that many homes get of the Divide behind Boulder.

At Anthem Ranch, off Hwy 7 at Lowell in Broomfield, they find ranches from the $290s – but surprising numbers of 2011 sales were trending into the $400s, $500s, and higher as buyers opted for premium views, walkout basements, and larger sizes. “People come here looking for the ranch plan, but they end up buying for the community,” says Studebaker…who’ll show you Del Webb’s attractive models, as well as the lifestyle that comes in the package: 48 miles of trails and Aspen Lodge community center with its indoor/outdoor pools and fitness center – center point for dozens of clubs (even a motorcycle club) and advanced learning classes. “It’s young and vibrant,” he adds.

If you get there early, you could snag a free ticket to next Saturday night’s ‘Vintage Vegas’ event – a chance to ask residents point-blank how they like Anthem Ranch. “One way or the other, you need to be talking to us now,” says Studebaker; adding that Del Webb’s staff are experts in planning a move, including what to expect in selling your older home – a much brighter outlook now, according to Del Webb buyers.
Take I-25 north just past 470 to Highway 7, then head west three miles to Lowell, and south to the entry at Anthem Ranch Road.
