Barbecue next weekend: new 2-bedroom condos minutes from Winter Park slopes, from $169,900

Whether you’re a Winter Park regular, or whether you’ve never discovered how pretty (and how close) Grand County is, Realtor Cliff Anderson has an offer you can’t refuse next Saturday (July 28): barbecue lunch on him, a drawing for a dinner-for-2 at nearby Devil’s Thumb Ranch, and a first chance at 18 one-two-and-three-bedroom resort condos at The Timbers in Fraser, coming on the market from $169,900.

…Actually, make that 16 condos: Two buyers got in the door on these before the model was done, including John Byers and wife Anne from Lincoln, who’d looked at 80 mountain properties from Breckenridge to Glenwood before they took the short drive over Berthoud Pass and found this. “The thought that we’d ever be able to afford a place that amazing, we’re thrilled,” Byers said – noting that two other factors clinched the deal: The Fraser crowd, “nicer than all get-out,” said Byers; and a view of his own, personal summit: 12,804-foot Byers Peak.

Even if you don’t have the same name as a mountain, you’ll like the elevation of these homes peeking up from the forest near Fraser — views west (Byers Peak), views east (Continental Divide); and some that share both. The Timbers is a typical ski property story, with a happy twist: It went back to the bank after the 2009 bust and then was picked up by a new developer at way-below original pricing. You can meet Richard Dean today, who’ll not only show you how far a dollar goes in these, but all of the things he and Dave Putnam of Stone Aspen Builders have done to enhance the infrastructure: better drainage; rocks, aspens, spruces and perennials; and wider pads for snow removal.

That, in turn, made happy campers of the HOA (you can talk with some residents at next Saturday’s barbecue). Dean’s Timbers units are totally new, have garages with high ceilings for hanging bikes or a canoe (think Granby Reservoir); come with a flagstone-tile fireplace, kitchen in granite tile, knotty alder and stainless appliances, washer-dryer, two decks/patios (one off the master), and a 10-year warranty.

Most are totally single-level — including a 3-bedroom unit, 1,220 square feet, absolutely no stairs, at $219,000, garage included. Cliff Anderson, who will show you how close bike trailheads are, adds that if you buy (nine are ready now) you get a full-season Winter Park ski pass for two, or $1,000 toward extras. To reach Saturday’s barbecue, July 28, take U.S. 40 through Winter Park into Fraser, then right at the stoplight, east on Meadow Ridge to Cranmer, and right 0.7 mile.
